Academy Hills in Albuquerque, NM

Academy Hills sits where Academy meets Eubank in Albuquerque's far Northeast Heights, and it's one of those pockets people drive past for years without ever learning the name. Buyers looking at Academy Hills homes for sale usually land here for one of three reasons: the schools, the quiet streets, or the fact that Eubank runs straight south to the Labs. Often all three. Everything inside the neighborhood carries an 87111 address.

Where it is, and what the streets tell you

Whoever named the streets had a theme. Drive the interior and you get Annapolis, Farragut, Nimitz, Halsey, Dewey, Rickover. Navy names, all of them, laid over a grid that loops and curls instead of running straight. Academy Hills Drive is the spine, with Academy Knolls climbing off it. The layout does two things. It keeps cut-through traffic out, and it means you can live here ten years and still take a wrong turn in the dark.

The land tilts. Not dramatically, but enough that upstairs bedrooms on the right lot look straight at the west face of the Sandias, and enough that back patios facing the other way pick up a good spread of city lights. Homes along the outer edge back to Academy or Eubank. Those tend to price a little softer, and you'll hear the road.

The houses

Mid-1970s through about 1990, and it shows in a good way. These went up when builders still gave you a real lot. Stucco over frame, a mix of single-story and two-story, flat roofs with parapets alongside pitched roofs with tile. Southwest contemporary with Pueblo Revival detailing rather than anything strictly traditional. Two-car garages are standard. The trees are mature, which in Albuquerque takes forty years and can't be bought.

Floor plans run mostly three and four bedrooms, often with a formal living room plus a den, the way houses were arranged then. Some have been opened up. Plenty haven't. The neighborhood is fully built out, and nothing new has gone up here in a long time. A few townhome pockets sit at the edges, but the bulk of it is detached single-family.

What I'd ask about before writing an offer

Roof age, especially on the flat sections. And whether cooling has been converted from evaporative to refrigerated air. A swamp cooler is fine in June and miserable once the monsoon hits in August, and the conversion isn't cheap. It's the biggest real difference between two houses on the same street that look identical from the curb.

The park and the school

Academy Hills Park is in the middle of the neighborhood, not tucked away at an edge. The City lists a one-mile asphalt loop around the perimeter, sports fields, a playground and a shade structure, with a shorter natural-surface path at the upper end. Parking is on-street. The Academy Hills Park Neighborhood Association runs a Fourth of July bike parade there each year, which tells you more about the place than any number I could give you.

Hubert Humphrey Elementary sits at 9801 Academy Hills Drive NE, inside the neighborhood and walkable from most of it. Eisenhower Middle is a short drive north at 11001 Camero NE. Most of the area feeds La Cueva High, though addresses toward the southern edge can pull Sandia instead. APS moves attendance lines, so check the boundary map at aps.edu for the exact address rather than trusting a listing sheet.

Getting around, and what's close

Eubank is the reason a lot of people buy here. It runs south with few interruptions to I-40 and on down to the Kirtland Eubank Gate and Sandia National Laboratories, which makes this one of the more manageable Labs commutes you'll find from a neighborhood with this kind of house and lot. Going west, Paseo del Norte gets you to I-25 and the Journal Center. Tramway is minutes east.

Groceries are close enough to walk on a nice day. Smith's at 5850 Eubank in the Mountain Run center handles the weekly run, and Whole Foods is at Academy and Wyoming. Uptown is about ten minutes west on Academy for Coronado, Trader Joe's and most of the chain restaurants. CNM's Montoya campus is right there too.

For open space, the Bear Canyon Arroyo multi-use trail crosses Eubank nearby and ties into the city's Northeast Heights trail network. Bear Canyon Open Space and the foothills trailheads off Tramway put real hiking about ten minutes from the driveway. That access is a large part of why the far Heights keep their pull.

Who it suits, and who it doesn't

This works for buyers who want an established address in the La Cueva attendance area without paying what Tanoan or High Desert ask. The trade is a bigger lot and an older house. Across most of the neighborhood there's no mandatory homeowners association. AHPNA is a voluntary, city-recognized neighborhood association, not a governing body with dues and architectural review. Some of the townhome pockets nearby do carry their own associations, so confirm per property.

That cuts both ways, and I'll say so plainly. Nobody is sending a letter about the boat in the driveway or the paint color. If you want a covenant-controlled street where every house matches, you'll be happier further north or east. If you'd rather not be told what to do with your own property, this is the trade you want.
