Academy North in Albuquerque, NM

Academy North is a small townhome subdivision on Barstow Street NE, in the stretch of the Northeast Heights between Academy Road and Paseo del Norte. Anyone looking at Academy North homes for sale should know the scale first: 143 townhomes, a few short streets, and that's the whole thing. You can walk all of it in twenty minutes. The neighborhood association draws its boundaries as Barstow on the west, Leslynne on the east, the service road north of Racheleigh, and the service road south of Parrot Run. Everything inside those lines is 87109.

What the houses are actually like

The subdivision was designed by Albuquerque architect Roger Smith in 1983 and built out over the next couple of years. It started life as rentals. The units were offered for sale individually around 1992, which is also when the neighborhood association formed.

Expect mid-1980s Southwest contemporary. Stucco, low profile, mostly single-story, attached in small clusters rather than long rows. The plans run open inside, and several of them wrap around a walled private courtyard, which is the detail people either love or shrug at. Two- and three-bedroom floor plans are the norm and square footage generally lands somewhere in the eleven-hundreds to the low sixteen-hundreds. Lots are small on purpose.

That's the trade-off, and I'd rather say it plainly. There is no real yard here. If you want a run for two big dogs, a garden, or a place to park an RV, this isn't it. If you want to spend zero weekends on landscaping and lock the door for three weeks without worrying, it's hard to beat in this part of town. Interiors vary a lot by owner — some are close to original 1985, some have been taken down to the studs. Look at several before you decide what the subdivision is worth to you.

Schools and what's within walking distance

Dennis Chavez Elementary sits at 7500 Barstow St NE, which is a few blocks down the same street. That's a genuine walk-to-school situation, and it's rarer than you'd think. Madison Middle on Moon St NE and La Cueva High on Wilshire Ave NE round out the current assignment. APS redraws boundaries from time to time, so confirm with the district for a specific address rather than taking a listing's word for it.

Parks, groceries, and the drive

North Domingo Baca Park and its Multigenerational Center are up at Wyoming and Carmel, maybe five minutes away. The center is one of the better public facilities on this side of town — gym, weight room, climbing walls, and full youth and senior programming, with a $20 annual membership for city residents. Arroyo del Oso Park and its golf course are south of Academy, and the arroyo trail system through there is where a lot of people in this pocket actually walk.

For errands, Smith's is at Wyoming and Paseo del Norte. Whole Foods is further south on Wyoming, Sprouts is down at San Mateo and Academy, and Trader Joe's is off Paseo on Holly. Nothing on that list is more than about ten minutes out.

Commuting is easy in a way that older Heights neighborhoods often aren't. Paseo del Norte and Academy both hit I-25 within a couple of miles west, and Paseo carries you toward the Journal Center and Balloon Fiesta Park. Downtown runs fifteen to twenty minutes outside rush hour. You're at roughly 5,300 feet here, with the Sandias filling the view east and the ground falling away toward the river the other direction.

The association, and what it does and doesn't do

Read this part carefully, because buyers get it wrong. The Academy North Neighborhood Association was established in April 1992 and is recognized by the City's Office of Neighborhood Coordination. Dues are $50 a year, described as voluntary but expected, and they pay for care of the stucco wall and the trees and hedges along Barstow plus both entrances. That maintenance is required by binding covenants, not by the city.

So it's a covenanted neighborhood with a real association — but it is not a full-service townhome HOA that insures your roof or handles your exterior. Ask specifically what a given unit's ownership structure covers before you write. It varies, and the answer changes your monthly math.

Who it suits
