Academy Ridge in Albuquerque, NM

Academy Ridge sits just south of Academy Road NE, in the stretch between Eubank and Juan Tabo. Anyone shopping Academy Ridge homes for sale should know up front that this is a small place — a few streets off Carruthers, Academy Ridge Road and Academy Ridge Drive, and that's about it. Drive east on Academy and you'll go right past the turn. The whole pocket falls in 87111.

You're at roughly 5,800 feet up here, a few hundred feet above the valley floor. That does more than it sounds like it does. The Sandias fill the east windows, the west-facing rooms catch the volcanoes and the sunset, and summer evenings let go of the heat faster than they do down by the river.

The houses themselves

It all went in from the late 1980s into the early 1990s, and it looks it in the good way: pueblo-influenced stucco, tile and flat roofs, walled front courtyards, rock and gravel instead of turf. Three bedrooms is the norm. Sizes run mostly in the high 1,700s to low 2,000s in square feet, on modest lots. This was built as an infill pocket, so what you get is a private walled yard, not a quarter acre.

There's a mix of detached houses and attached townhome-style homes on the same streets, and that catches buyers out. Ask which one you're standing in, and ask what the association actually covers, before you write an offer. Stucco, roofs and common-area maintenance aren't always handled the same way from one side of a street to the other. Nothing new is being built. This was finished thirty-odd years ago and it's one of the more established addresses in this part of the Northeast Heights.

One honest caution. Very few homes here change hands in a given year. If you've decided on Academy Ridge specifically, be ready to wait, and be ready to move when something does come up. What's available today is on this page.

Schools and the daily radius

Eisenhower Middle School, at 11001 Camero Rd NE, is basically around the corner. Georgia O'Keeffe Elementary sits at 11701 San Victorio Ave NE and Eldorado High at 11300 Montgomery Blvd NE, both a short drive. All three are Albuquerque Public Schools, and the Eldorado zone is a large part of why families keep circling this corner of town. Boundaries do get redrawn, so confirm with APS rather than taking a listing sheet's word for it.

Academy Hills Park is about a mile west, essentially straight out Academy. The city put in a one-mile asphalt loop around the perimeter, plus sports fields and a playground that was rebuilt not long ago. Prospectors Ridge Park on San Victorio Ave NE is the other close one, smaller, with a playground and open turf. Tanoan Country Club is roughly a mile off, though that's a membership question, not a neighborhood amenity.

Getting to the mountain

This is the part people underrate. The Embudito Trailhead is a ten-minute drive — east on Montgomery, north on Glenwood Hills, east on Trailhead Street — and it puts you on Embudito Trail and the Foothills Trail #365. Elena Gallegos Open Space at 7100 Tramway Blvd NE is 640 acres with the Pino Trail running up into the Sandia Mountain Wilderness toward the crest. You can be walking uphill twelve minutes after you close the front door.

Errands and commuting

Groceries are easy: Smith's on Eubank and another on Academy, plus the usual run of pharmacies, restaurants and services along the Academy and Juan Tabo corridors. It's not walkable retail. It's five-minutes-in-the-car retail, which is what most of the Northeast Heights is.

For work, Eubank or Juan Tabo drops you onto I-40 in about ten minutes. Paseo del Norte runs east–west a mile or so north and is the fast way over to I-25 and the north end of town. Downtown and the Sunport are a genuine haul from here, more like twenty-five minutes without traffic, and Academy backs up around school release. ABQ RIDE has stops right on Academy Road.

Who it fits

It suits people who want a manageable house and a walled yard they aren't fighting every weekend, in the Eldorado feeder area, without paying the Tanoan number. Downsizers do well here. So do buyers who'd rather spend Saturday on the foothills trails than mowing.

It doesn't suit someone who wants land, an RV pad, a detached shop, or a big flat backyard. Those exist a few miles away, but not on these streets. And if you want a brand-new build, this isn't the place to look.
