Altamont in Albuquerque, NM

Altamont sits in the Northeast Heights, south of Montgomery and roughly between San Mateo and Louisiana. It's one of the few Albuquerque subdivisions where the builder's name still moves the needle. Nearly all of the Altamont homes for sale on this page were put up by Mossman-Gladden between the late 1950s and the early 1960s, and that matters more than it sounds. Fred Mossman built over 7,500 houses in this city from the late forties into the early eighties, per UNM's Albuquerque Modernism project. Altamont was the first of the big ones. It set the pattern the rest of them copied.

You can spot the blocks without a map. Streets curve instead of running straight. The trees are sixty-odd years old and on some stretches they meet overhead. And the roofs are pitched, which sounds like nothing until you've spent a Saturday looking at Albuquerque houses from the same decade, almost every one of them flat.

The houses themselves

Three bedrooms, one story, brick or brick-and-stucco. UNM puts the company average here at about 1,900 square feet, and that's still roughly where the middle of this housing stock sits. Lots are generous by anything built after 1990. Mossman was selling to engineers and military families arriving for the labs and the base, and the brochures leaned hard on intelligent planning: built-in vacuum systems, indoor-outdoor flow, hardwood under everything.

The hardwood is often still down there. I've pulled up a corner of carpet in these houses more than once and found oak in decent shape. Perimeter hot-water heat is the other Mossman signature. People either love it or want it gone within a year.

Now the honest part. These were built in the fifties. On a fair number you'll find original single-pane windows, a swamp cooler instead of refrigerated air, a one-car garage or a carport, and bathrooms sized for 1958. A primary suite in the way buyers use that phrase today mostly doesn't exist here. Plenty of these houses have been updated properly. Plenty haven't, and the ones that haven't tend to be priced accordingly. The listings below will show you that spread better than a paragraph can.

Montgomery Park, the arroyo path, and Uptown

Montgomery Park anchors the west end at Comanche and San Mateo, and it's more than a lawn. Ball fields, a playground, the Erna Fergusson library branch, the Palo Duro Senior Center and Montgomery Pool all share the site. The Hahn Arroyo path runs straight through it. That trail, signed as Paseo del Nordeste, covers about three miles from Sandia High School west to the North Diversion Channel, which drops most of the city's bike network within a few blocks of your driveway.

Uptown is the other draw, and from the southern streets you can walk it. Coronado Center, Winrock Town Center on Louisiana and ABQ Uptown all cluster at Louisiana and I-40, with the Trader Joe's on Uptown Loop. I-40 is a couple of minutes down San Mateo or Louisiana. I-25 is a straight run west on Comanche or Montgomery. Downtown is about fifteen minutes off-peak, and Kirtland and the labs are an easy shot east then south. The Sandias sit right there past Wyoming, close enough that a lot of back yards catch the watermelon color at sunset.

Schools

APS zoning here has been steady for decades. Governor Bent on Hendrix or Zuni on Claremont for elementary, Cleveland Middle on Natalie, then Del Norte High on Montgomery. Del Norte opened in 1964, right as the last Altamont units were finishing, so the neighborhood and the high school grew up together. Boundaries do get redrawn, so confirm the assignment for a specific address with APS before you write an offer.

Who this fits, and who it doesn't

It fits a buyer who wants a solid mid-century house on a real lot, inside the city, without an association telling them what color the front door can be. Altamont was platted before covenants and dues became standard in Albuquerque, and most of these blocks carry no HOA at all. That cuts both ways and you should know which way you want it.

It's a poor fit if you need an open great room, a three-car garage, or refrigerated air already installed. Nothing new is being built in Altamont. Everything that trades is a resale, and the pool of houses is fixed. What people here actually grumble about is traffic noise on the San Mateo edge and the cost of dragging a fifties mechanical system into the present. Both complaints are fair. Neither one stops these blocks from turning over to the next buyer who wanted brick, shade, and a ten-minute drive to most of Albuquerque.
