Altura Park homes for sale don't come up often, and the reason is simple arithmetic. The neighborhood association counts about 235 households inside its boundaries. Indian School Road on the south, Morningside on the north, Carlisle on the west, Washington on the east. You can walk the whole thing in twenty minutes.

The park came with strings attached

The seven acres in the middle were deeded to the city in the 1950s by the Keleher and Coe families. They were tennis people. The deed requires the city to build and maintain tennis courts on the land, and if it ever stops, the property reverts to the original grantors. I don't know of another park in Albuquerque carrying that kind of clause. It's the reason the courts are still there.

Ringing the park are 73 Siberian elms, planted roughly seventy years ago during Clyde Tingley's time as mayor. The overhanging canopy is one of only three plantings like it in the city, the others being the country club area and the blocks west of the university. On a July afternoon that shade is worth real money. The park also holds a full playing field, a playground added in the 1990s, picnic tables and a half-mile loop the city lists as a prescription trail. A pollinator garden and nine new trees went in during 2024.

What the houses are actually like

Most of this was built between the late 1940s and the mid 1960s, and it shows in the good ways and the annoying ones. Single-story ranches dominate. Brick and stucco, broad eaves, low horizontal windows, the occasional stone accent. Scattered among them are true Spanish Pueblo Revivals, and a John Gaw Meem-designed house sits right on the park. Lots are generous compared to anything built in the last thirty years, and the street trees are fifty years past the sapling stage.

The spread between houses here is wide. A park-fronting home that's been through a careful renovation and an untouched ranch on the edge of the neighborhood are two entirely different purchases, so look at what's actually listed on this page rather than assuming a number. Some owners have restored to the original design intent. Others gutted and modernized. Both approaches are well represented.

The honest part: these are old houses. Expect to ask about the plumbing, the electrical panel, the windows and whether the cooling is still evaporative. Closets are small. Primary suites were mostly added later, if at all. Garages are one car and sometimes converted. If you want everything new and nothing to think about, the far Northeast Heights will serve you better. If you want a house with real bones on a street with a canopy, this is one of the few places in Albuquerque that delivers it.

No HOA, but there is an association

There's no mandatory homeowners association and no covenants machinery. What exists is the Altura Park Neighborhood Association, a volunteer O-29 organization recognized by the city's Office of Neighborhood Coordination. Dues start at $20 a year, membership is voluntary, and the full membership meets every September in the park. A twelve-member board runs committees for park maintenance, events, safety and membership. It's the kind of group that shows up at zoning hearings, which matters more than people expect on an infill lot.

Getting anywhere from here

I-40 is about half a mile south with interchanges at both Carlisle and Washington, so downtown, the airport and the Westside are all straightforward. Uptown and Coronado Center sit a short drive northeast. Nob Hill and the Central Avenue strip are fifteen blocks south, close enough that people bike it. UNM, the hospitals and the medical district are ten minutes. Push east on Indian School toward Tramway and you're at the Sandia foothills trailheads in about a quarter hour. ABQ Ride's #6 runs past the park.

This is one of the older addresses in the Northeast Heights, and it sits at the southern end of that area rather than out on the mesa. You feel that in the elevation, which is modest here, and in the views, which are about the Sandias to the east rather than a city panorama.

Schools

Montezuma Elementary is on Indian School Road NE, essentially at the neighborhood's doorstep. Zia Elementary on Jefferson Street NE also draws from this part of town, with Jefferson Middle School and Albuquerque High further along. Albuquerque Public Schools redraws attendance boundaries from time to time, so confirm the assignment for a specific address with the district before you count on it.

Who it fits

People who want a walkable block, a park they'll actually use, and a house with some architectural conviction. People who don't mind a project, or who are willing to pay for someone else's finished one. It's a poor fit for anyone who needs a three-car garage, a big open-plan great room, or a gated entry. Turnover is low and the pool of houses is small, so patience is part of the deal.
