Where Aspire actually sits

Aspire is a gated subdivision on Albuquerque's Southwest Mesa, off Amole Mesa Avenue SW just west of 98th Street, in the 87121 ZIP. From I-40 you take exit 153 and run south on 98th for about three and a half miles. That drive explains the place. You climb out of the valley, the sky opens up, and by the time you turn in you're looking back east across the city at the Sandias and the Manzanos. Most buyers looking at Aspire homes for sale come for that trade: a brand-new house, a gate, and a long view.

Price Land Development Group picked the ground up in 2018 after it had sat stalled since the recession, brought in D.R. Horton, and houses started going up in 2021. Eighty-three acres. 506 lots. Four gated entrances. The street names you'll hear from agents are Valedon, Aspiration and Hot Springs.

The houses

Everything here is new, and it's all one builder. Single-family, one and two stories, stucco with the soft Southwest Contemporary lines every production builder in this market is drawing right now. Plans start with a compact three-bedroom single story and run up to two-story four-bedrooms in the low-to-mid 2,000s of square feet. Smart-home wiring comes standard.

Lots are small. That's the honest headline. You get a yard, not acreage, and the houses sit close enough that you'll know your neighbors' garage door by sound. In exchange you get no roof to replace, no swamp cooler from 1994, and a warranty. For a lot of buyers on this side of town that math works.

The other thing to know is that Aspire is still filling in. Phases have been delivering steadily since 2021, so depending on which street you're on you may live with construction traffic and bare lots for a while, and the landscaping is young everywhere. The trees the developer put in are real, but they're not shading anything yet.

The HOA, and the other line on your tax bill

Aspire Community Association runs the neighborhood, with day-to-day work handled by an outside management company. Dues are billed monthly and cover the common areas, the grounds, road maintenance inside the gates, and the gate system itself. By Albuquerque standards it's a middle-of-the-road association: real covenants, real architectural rules, but not the kind of regime that measures your grass. Expect the usual production-community restrictions on RV and boat parking, exterior color changes, and what lives in the front yard.

Now the part buyers miss. There is an Aspire Public Improvement District. The developer used a PID to fund the streets and infrastructure out here, and the district sold special levy bonds in 2024. That assessment rides on the annual property tax bill, separate from your dues and separate from ordinary property tax. It is not a reason to avoid the neighborhood, but you need the actual number in front of you before you write an offer, and you should be working it into your monthly payment from day one. Ask for it in writing. Some buyers find it out at closing, and that's a bad day.

Schools, parks, and the daily drive

This is Albuquerque Public Schools territory. Rudolfo Anaya Elementary on Vermejo Park Drive SW is the closest elementary, George I. Sanchez Collaborative Community School serves the middle grades, and Atrisco Heritage Academy sits about a mile away on Dennis Chavez Boulevard. Confirm boundaries with APS before you buy — they move as the mesa fills in.

Public amenities have finally caught up with the rooftops out here. Sierra Sunset Park, roughly seven acres with two playgrounds and open turf, is right up Amole Mesa at Messina. Women's Memorial Park sits further west at 118th. The West Gate Community Center opened in 2021 with a fitness room, senior meals and after-school programming. The city also built the Southwest Public Safety Center at 98th and Amole Mesa, which put a fire station and police substation within a few blocks.

Commuting is straightforward if you're headed north or east. 98th feeds I-40 for downtown and the west side employers. Dennis Chavez over to Rio Bravo is the run toward the Sunport and the south I-25 corridor. Groceries and errands mean a drive to the Central Avenue corridor toward Coors. If you work in the Northeast Heights, be realistic about that commute before you fall for the view.

Who it fits

First-time and second-time buyers who want new construction and a gate at a price the established parts of town don't offer. Buyers who care more about a warranty than a mature tree canopy.
