Where Aztec actually sits
Aztec is a pocket of early-1950s houses in the Northeast Heights, strung along Aztec Road NE and the streets that cross it: Shoshone, Moon, Cheraz, La Sala Grande. Draw a box from Candelaria up to Comanche, starting just east of Wyoming, and you have it. It's all 87111. Anyone looking at Aztec homes for sale is looking at a handful of blocks, not a master plan with an entry monument and a sign.
One thing that confuses buyers: Aztec Road runs a long way west, and there are Aztec Road addresses in 87110 and 87107 that have nothing to do with this pocket. The houses agents mean when they write the Aztec Addition plat name are the 8400 through 8900 blocks, out by Moon and Shoshone. If a listing says Aztec and the address starts with a 3 or a 5, it's a different part of town entirely.
The houses
Low brick ranches, most of them going up around 1953, when builders were pushing east across the mesa as fast as they could pour slabs. Two and three bedrooms is the norm. Floor plans generally land under 1,800 square feet, and plenty are well under that. Hardwood hides under the carpet in a lot of them. You'll see original steel casement windows on the untouched ones and vinyl on the redone ones.
Lots are flat and city-sized, with block walls, mature elms and sycamores, and driveways straight off the street. No alleys. Garages here are single-car when they exist at all, and a fair number got converted to a den or a fourth bedroom decades ago, which is worth asking about before you assume the square footage is all heated space. Swamp coolers are still common on these roofs. Refrigerated air is a real value difference between two otherwise identical houses on the same block.
This is a built-out neighborhood. Nothing new is coming, and hasn't for seventy years. What changes hands is what's already here, and the spread between a stripped-to-the-studs remodel and a house that hasn't been touched since the Carter administration is wide.
Parks and schools you can walk to
This is the part that keeps the neighborhood in demand. Aztec Park sits at 3400 Moon St NE, better than five acres, with a playground and a shade structure over picnic tables. The Aztec tennis courts are around the corner at 3512 Cheraz Rd NE, six public courts, unlit. La Palomita Park is a short walk south.
Madison Middle School is at 3501 Moon St NE, essentially across the street from the park. Sombra del Monte Elementary is at 9110 Shoshone Rd NE, inside the neighborhood. Sandia High School sits at 7801 Candelaria Rd NE, right at Wyoming, a few minutes away on foot from the west end of these blocks. Three APS schools within walking distance of most front doors is not something you find in the newer parts of town. (Verify attendance boundaries with APS before you buy on schools — they do get redrawn.)
Errands and the commute
Wyoming Boulevard is the spine of daily life out here. Natural Grocers at 4625 Wyoming and the Range Café at 4401 Wyoming are both a couple of minutes away, and the rest of the corridor fills in the ordinary stuff. Uptown and Coronado Center are southwest of you when you need a mall.
I-40 at Wyoming is roughly a mile and a half south, which puts Downtown and the airport in easy reach outside rush hour, and Kirtland or the labs a straight shot down Wyoming. The paved Bear Canyon Arroyo trail is a few minutes north if you run or ride. Foothills trailheads are ten or fifteen minutes east.
You're about 5,400 feet up here, and the ground keeps tilting toward the mountain, so the Sandias close off the end of most east-west streets. It's not a view-lot neighborhood in the foothills sense. It's the everyday version, out the kitchen window.
Who it suits, and who it doesn't
I'd point a first-time buyer here, or someone downsizing who wants to stay in the Heights, or a family who cares about walking kids to school. There's no HOA, no dues, and no architectural committee. The flip side of that is nobody stops the neighbor from parking a camper in the side yard.
It won't suit everyone. The closets are small, the primary bedrooms are just bedrooms, and original kitchens are cramped by current taste. Houses backing Wyoming or Candelaria pick up road noise. If you want an open plan and a three-car garage, you'll be happier further east or in Rio Rancho. If you want a solid, well-located 1950s house on a real street with real trees, this is one of the better-priced ways to get into this part of the Northeast Heights.
