Candlelight Hills in Albuquerque, NM
Candlelight Hills is a small run of streets in the Far Northeast Heights, north of Academy Road NE and set into the blocks between Eubank and Juan Tabo. Anyone looking at Candlelight Hills homes for sale is really looking at a handful of streets — Lona Lane, Avenida del Oso, Academy Hills Drive and the short cul-de-sacs hanging off them. All of it sits in 87111. From most of it you can walk to Academy Hills Park.
One thing to clear up first. This is not Candlelight Foothills, which is a separate neighborhood further south toward Embudo Canyon. Different place entirely. If the address is on Lona or Avenida del Oso, you're in the right one.
The houses
This is late-1970s Albuquerque and it looks the part. Stucco, low-pitched and flat roofs, attached two-car garages, single-story plans with the occasional split level. Three and four bedrooms is the standard. Room sizes are honest rather than grand — this predates the vaulted great room by a good fifteen years, and the ceilings tell you that the second you walk in.
Lots are regular suburban size. Nobody's getting an acre. What you do get is close to fifty years of growth, so the streets have real shade, big junipers and pines, and front yards that started out as lawn and have mostly gone over to rock and low-water planting since. It reads as a settled street, not a new one.
The subdivision is built out. Nothing new is going up here and hasn't for decades. If you want new construction in this quadrant you're heading up toward Tramway or out west.
The park is the point
Academy Hills Park is why a lot of people who move in don't move out. There's a one-mile asphalt loop around the perimeter, six feet wide, with a shorter dirt path running alongside it at the upper end. Ball fields, a playground, a shade structure. The City lists it as a prescription trail, which is exactly what it sounds like — a route a doctor here will hand you on a slip of paper.
Bear Canyon Open Space is a short drive up Juan Tabo, a 2.5-mile loop with essentially no shade on it. Go early or go in October. The paved Arroyo del Oso–Bear Canyon multi-use trail follows the arroyo corridor and is the easiest way to get a few flat miles in without dealing with traffic. Tramway is close enough that the foothills trailheads are a ten-minute drive, and that changes what a weekend looks like.
You're up the slope here, well above the river. Sandias out the east windows, and the lots that face the other way look back over the city toward the volcanoes.
Schools
Hubert Humphrey Elementary is at 9801 Academy Hills Drive NE, which is to say it's in the neighborhood rather than near it. That's a genuine walk-to for a lot of these houses. Eisenhower Middle is at 11001 Camero Road NE, and La Cueva High is at 7801 Wilshire NE. La Cueva carries real weight with buyers in this part of town, and it shows up in what people are willing to pay a few streets either side of the boundary. APS does redraw lines, so confirm the assignment for the specific address before you get attached to it.
Groceries, errands, and getting anywhere
The Smith's at 5850 Eubank NE, up where Eubank meets Juan Tabo, is the everyday grocery run — it's in the shopping center right across Eubank from the park. Everything else practical is strung along Academy and Juan Tabo, and the bigger retail at Tramway and Academy fills the gaps.
Academy runs you west to I-25 without much drama outside rush hour. Juan Tabo drops south to I-40 if you're headed to Kirtland or the base. Paseo del Norte is the fast move if you work on the Westside. Downtown is a real commute, though. Be honest with yourself about that one.
Who it suits
It suits somebody who wants an established Northeast Heights address with a park at the end of the street and doesn't need the house to be new. Tanoan is right across Eubank with its gates and its dues, and this isn't that — it's ordinary streets, no guard house, and you're generally free to park your own truck in your own driveway.
The trade-off is the age of the stock. At this vintage you're buying roofs, windows and cooling. Plenty of these houses still run evaporative coolers rather than refrigerated air, and a flat or low-slope roof needs somebody who knows what they're looking at. Get up there during inspection. Ask when the last recoat was. A house here that's had the roof, the windows and the HVAC done is a genuinely different property from one that hasn't, even if they look the same from the curb.
