Chelwood Park in Albuquerque, NM
Chelwood Park is one of those east-side pockets people drive past for years before they learn it has a name. It sits north of Central and east of Juan Tabo in the 87123 ZIP, with Chelwood Park Boulevard NE running up the middle of it. Most Chelwood Park homes for sale are single-story houses from the 1960s and 1970s, built when this was still the outer edge of town.
Then the city kept going east and stopped at the mountain. That's the whole story of the place.
Where you actually are
Tramway is less than a mile east. The ground tilts up the whole way, so plenty of these streets get real Sandia views out the front or the back, plus that late light on the west face that gave the mountain its name. West of you is Juan Tabo. South is Central, old Route 66, which runs on toward Tijeras Canyon and out of town.
Chelwood Vista sits north of here, tight against Tramway. Singing Arrow is south of Central. People mix all three up constantly. They're separate neighborhoods.
The houses
Think stucco and brick ranches. Three bedrooms, two baths, one story, roughly 1,200 to 2,300 square feet for most of the stock. Lots run generous by current standards, because nobody was squeezing density out of this land in 1968. Block walls. Elms and pines that are now fifty years old. A few pitched roofs among a lot of flat and low-slope ones.
Along Chelwood Park Boulevard itself you'll find duplexes and small apartment buildings mixed in with the houses. That's how it was zoned originally, not something that crept in later. The neighborhood is built out and has been for decades, so what comes up for sale is a house somebody has lived in. Check the listings on this page to see what's available.
What I'd look at before writing an offer
Flat roofs. Ask when it was last coated and by whom. Evaporative coolers are still up on a lot of these houses, and they're great in June and miserable in monsoon season, so budget the refrigerated-air conversion if that matters to you. Original aluminum single-pane windows turn up. So do 1970s panels and cast-iron sewer lines. None of that is a reason to walk away. It's a reason to spend real money on a good inspection.
Most of these streets have no HOA. You can park the camper and paint the door whatever color you want, and so can everybody else, which means upkeep varies house to house down the same block. Some buyers love that. Some can't stand it. Know which one you are before you tour.
Parks and the foothills
The city park the neighborhood is named after is at 13205 San Juan NE, a small one with a half-court. The real draw is east. Copper Avenue NE runs out to the Copper Trailhead, the closest way in to Sandia Foothills Open Space, roughly 2,650 acres of the mountain's west slope according to the city's Open Space division. You can be standing on dirt fifteen minutes after you lock the front door. The paved Tramway Recreation Trail heads north for miles from about the same place.
Schools
Listings here typically show Chelwood Elementary at 12701 Constitution NE, Kennedy Middle at 721 Tomasita NE, and Manzano High at 12200 Lomas Blvd NE. Manzano opened in 1961 and is the school most people in this part of town went to. APS redraws boundaries from time to time, so confirm the assignment for a specific address with the district rather than taking the MLS sheet as gospel.
Groceries, food and the drive
Manzano Shopping Center at Juan Tabo and Lomas covers the everyday errands. It went up in the 1960s and got a full remodel in 2008. There's an Albertsons Market on Juan Tabo, and Central east of Juan Tabo has the sort of long-running New Mexican places that have never needed to advertise.
You've got I-40 ramps at Juan Tabo and at Tramway, so Downtown and UNM are a straight westbound run outside of rush hour. Tramway north reaches Paseo del Norte and the north Heights without touching the freeway. Kirtland and the labs are a manageable drive down Eubank. This is a car neighborhood, plainly. Walk Score rates the Chelwood Park and Copper corner a 42, which sounds about right. You'll drive for milk.
Who it suits
Buyers who want to be close to the foothills without paying foothills-adjacent money, and who aren't scared of a house with some age on it. It's one of the more established addresses on this side of the Northeast Heights, quiet on the interior streets, and people tend to stay put here. If you want new construction, a managed streetscape, or errands you can walk to, look somewhere else and don't let anyone talk you into this one.
