Cherry Hills in Albuquerque, NM
If you've been looking at Cherry Hills homes for sale and can't quite place where it is, start at the corner of Harper and Wyoming. Go one block east. That's the western edge. The streets that carry the name — Cherry Hills Drive, Cherry Hills Loop, Cherry Hills Road — run north from there in 87111, off Barstow and Ventura, with Cherry Blossom Lane and Red Sky Road threading through the middle.
This is the Northeast Heights in the older sense of the phrase. Built out. Trees that have had forty years to fill in. No gate, no guardhouse, no builder still selling phases.
The houses
Most of what trades here went up between the late 1960s and the 1990s, with the bulk of it in the seventies and eighties. You'll see the whole range that era produced in Albuquerque: flat-roofed Pueblo-style stucco, tile-roofed houses with a Mediterranean lean, plain brick ranches, and some Southwest contemporary with clerestory windows and angled walls. Single story is common. That matters more than buyers expect, because supply of no-stairs houses isn't a given everywhere in the Heights. A handful of townhomes sit toward the edges.
Lots are suburban but not small. Block walls, grown-in landscaping, side-yard RV parking on plenty of them. Almost none of it was xeriscaped from new. Some owners converted the grass years ago and some never did, and you can tell walking the block.
As for where it lands in the market, this is one of the more established addresses on this side of town, generally below the newer product north of Paseo del Norte and holding its own against comparable square footage further south on Wyoming. For what's actually available, look at the listings on this page rather than any number I could write here.
There's no HOA, and that's the point for some people
What Cherry Hills has instead is the Cherry Hills Civic Association, registered with the city's Office of Neighborhood Coordination as a District 4 association. It's voluntary. It gets notice of zoning cases and liquor applications, it holds meetings, it refreshed its bylaws in 2024. It cannot tell you what color to paint the front door or fine you for the boat in the driveway. Some buyers hear that and relax. If you want enforced uniformity and architectural review, be honest about it and go look at the covenanted subdivisions instead.
What's close, and what you'll drive to
The Cherry Hills Library at 6901 Barstow NE is the anchor. It sits at Harper and Barstow, a block off Wyoming next to the Del Norte Shopping Center, and a good share of the neighborhood can genuinely walk to it. Meeting room, programming, the usual branch services.
Cherry Hills Dog Park is at 7024 Red Sky Ct NE, tucked into the residential streets rather than out on an arterial. The bigger draw is North Domingo Baca Park at 7521 Carmel Ave NE: over 50 acres with a skate park, tennis and bocce courts, walking paths, an off-leash area, and the multigenerational center with weights, a gym and climbing walls. The District 4 coalition of neighborhood associations meets there, third Wednesday of most months, which is the fastest way to learn what's happening on your street.
Groceries are handled. Smith's on Wyoming, the Del Norte center right at the corner, and the Paseo del Norte corridor a few minutes north for the rest. Arroyo del Oso golf course is southwest. Albuquerque Academy's 312-acre campus sits just south of Harper, which is why that stretch of Wyoming carries more green than you'd expect from a six-lane boulevard.
Schools and the drive
APS assignment here has run Dennis Chavez Elementary on Barstow, then Madison Middle, then La Cueva High. That feeder pattern is a big part of why the north Wyoming corridor holds value, and buyers with kids ask about it before they ask about the kitchen. Confirm your specific address with APS before you write an offer. Boundaries do move.
Wyoming is the spine. Paseo del Norte puts you on I-25 in a few minutes going west, or out toward Tramway going east, and Academy is the alternate south. Downtown or the airport is a real trip, call it twenty-five minutes clear and longer at five o'clock. If you work on the west side, think hard about crossing the river twice a day.
Who it suits
People who want a settled street, an established house with room to put their own money into it, and no monthly dues. Also anyone who'd rather have 2,000 square feet built in 1982 on a real lot than 1,800 built last year on a small one. The trade-off is age. Original evaporative coolers, flat roofs that want attention, kitchens that are due, panels and plumbing of that vintage. Hire an inspector who knows Albuquerque roofs and price the work in before you fall in love. The ground here runs around 5,500 feet and tilts up toward the Sandias, so upper floors and the right lots pick up mountain views. Views are lot by lot, though, not a neighborhood-wide promise.
