Where it sits, and why the name
Start with the ground. City View Estates sits on the far east edge of Albuquerque, up against Tramway Boulevard between Central and Lomas, in the 87123 ZIP. Streets like Lima Place and Monte Alto Drive NE climb as the mesa tilts toward the Sandias, and that tilt is the whole story. Most people looking at City View Estates homes for sale end up standing in a back yard around dusk, not saying much, watching the lights run west for twenty miles. The name is not marketing. It is a description.
Supper Rock Park anchors the middle of the neighborhood, off Monte Alto Drive NE. It is a small city park built around a rock outcrop that Albuquerque families were picnicking on before 1915. The Albuquerque Journal traced the history: Rotary dinners, UNM students, church groups, a couple who got married on top of it in 1934. People drove out from town, ate supper on the rock and watched the sun go down. The city eventually grew out and surrounded it. The rock is still there, and it is one of the few genuinely old things in this part of the Heights.
The houses
This is 1970s and 1980s construction, and it reads that way. Two and three bedrooms, mostly in the 1,100 to 2,000 square foot range, a lot of it single level. Stucco, flat or low-pitched roofs, the plain Southwest look that east Albuquerque built by the hundreds in that era before anyone started stacking on portals and fake vigas.
One thing sets the pocket apart from the rest of the foothills: a real share of the housing here is attached. Townhomes sit in their own small clusters alongside the detached streets. That mix keeps this one of the more reachable addresses with a foothills view, which is not something you can say about Glenwood Hills or the High Desert side of Tramway.
Lots are modest and usually walled. Gravel and xeric front yards are the norm, though you will find mature trees where an owner watered faithfully for forty years. The neighborhood is built out. No new construction is coming, because the open space is the eastern wall and there is nowhere left to put it.
There is no HOA governing the neighborhood as a whole, and our records show essentially no association dues on the houses here. If you are looking at an attached unit, ask anyway. Some townhome clusters handle their own shared maintenance.
Trails, Tramway and the commute
Copper Trailhead is at 15000 Copper Ave NE, minutes from any front door in the neighborhood. From there you are into the Sandia foothills trail network, which runs the length of the mountain front. Walk it early. There is no shade and the rock underfoot is loose in places.
The paved Tramway multi-use path is the other one people use, roughly ten miles of it heading north toward the Tram, good for a bike or a long walk without dealing with traffic.
Commuting is straightforward for a certain kind of household. Kirtland Air Force Base and Sandia National Labs are a clean run south, which explains a lot of the driveways on these streets. I-40 meets Tramway a couple of miles north for everything on the west side. Central, old Route 66, is the surface route down the hill.
Something I raise with every buyer at this elevation: you are on the wildland edge here. Keep brush cut back, understand defensible space around the house, know how you would get out. That is not a reason to walk away from the neighborhood. It is a reason to pay attention to the lot.
Groceries, schools, the everyday stuff
Smith's at Tramway and Central is the everyday grocery run, a short drive south. Beyond that, the Four Hills retail strip and the Central corridor cover most errands, and the Juan Tabo and Eubank commercial spines are ten minutes west when you need something bigger. Be honest with yourself about walkability. It is low, and the hills do not help.
Listings in the neighborhood have generally shown Collet Park Elementary, Grant Middle and Manzano High. APS moves boundaries, so verify the assignment for the specific address before it factors into your decision.
Two recognized neighborhood associations cover this stretch of the foothills, Eastrange-Piedra Vista and Supper Rock, both listed with the city's Office of Neighborhood Coordination. Worth a look if you want to know what the block is arguing about before you buy into it.
Who it suits, and who it doesn't
It suits a buyer who wants the view and the trailhead without the foothills price tag, a downsizer who wants one story and a small yard, and anyone with a badge for the base or the labs. It suits people who like quiet streets and do not mind driving for a gallon of milk.
It does not suit someone who needs square footage. These are not big houses. It does not suit someone who wants to walk to a coffee shop, and it does not suit a buyer who has no appetite for a kitchen or bathroom that is due. Plenty of these homes have been updated once or twice already. Plenty have not, and the difference between those two is most of what separates one listing from the next on this page.
