Where Eastridge actually sits

Eastridge is the piece of the Northeast Heights that runs right up against Tramway Boulevard, roughly from Lomas on the south to Indian School on the north, with Chelwood Park Boulevard and Juan Tabo behind it to the west. Nearly all Eastridge homes for sale carry an 87112 address, though the blocks at Lomas and just south of it fall into 87123. This is about as far east as you can live in Albuquerque before the pavement quits and the Sandia foothills take over.

That last part matters more than buyers expect. The ground climbs the whole way east, so by the time you reach Tramway you're close to a thousand feet above the river. Back patios face west. City lights after dark, sunsets over the volcanoes, and out the other side of the house, the mountain sitting there filling the window. It's a different feel from the flatter Heights blocks west of Eubank, and people who move out here tend to stay.

The houses

The bones of this neighborhood are Dale Bellamah's. Bellamah was the builder who put up something like 13,000 houses across New Mexico starting in 1947 — Princess Jeanne is his best-known tract — and his Eastridge subdivision went in during the early-to-mid 1960s, right around the time Manzano High opened in 1961. Blocks kept filling east and north through the seventies and eighties as the city grew toward Tramway.

On the ground that means single-story ranches. Stucco over frame or block, low-pitched and flat roofs, three and four bedrooms, carports on the older ones and attached garages on the later ones. Sizes run wide, from tidy 1,400-square-foot originals up to nearly 3,000 on the larger parcels. Lots are the real story. Compared to anything built after 1995 they're generous, with mature trees, actual back yards, and enough space that you aren't looking into a neighbor's kitchen window.

Now the honest part. Sixty-year-old houses come with sixty-year-old bones. Ask about the roof, the evaporative cooler versus refrigerated air, the electrical panel, and whether the sewer line has ever been scoped. Some of these homes have been remodeled twice and are lovely. Others are original down to the pink tile. Both trade in this neighborhood, and the difference between them is worth a serious inspection, not a quick walkthrough.

It is built out. Nobody is delivering new construction here, and hasn't in decades. What comes available is resale, and quite a bit of it comes to market from long-term owners.

Getting outside

You're a few minutes from the foothills, which is the whole reason a lot of people buy east of Juan Tabo. The Embudo Canyon trailhead sits at the east end of Indian School Road, and from there you can pick up Trail 365 and walk the mountain front for as long as your legs hold out. Sandia Foothills Open Space is open every day of the year, parking is free, and hours shift with the season, roughly 7 a.m. to 9 p.m. in the warm months and 7 to 7 in winter.

Closer in, Supper Rock Park is about six acres with the rock outcrop it's named for at the west end. You can walk up it. The view of Tijeras Canyon from the top is worth the two minutes. Tramway itself carries a wide striped bike lane that riders use as the spine of a long loop north toward the tram, so on weekend mornings there's a steady line of cyclists going by.

Errands, schools, the drive

Groceries are close. Albertsons Market at Juan Tabo and Lomas handles the weekday run, and the Smith's down at Tramway Central covers the south end. The Lomas Tramway Library is tucked into the neighborhood at 908 Eastridge Dr NE, on the southwest corner of Lomas and Tramway. One local quirk worth knowing before you drive there the first time: there's no entrance off Tramway. You come in from Eastridge Drive.

Schools are Albuquerque Public Schools, with Chelwood Elementary on Constitution, Jackson Middle on Indian School, and Manzano High on Lomas. All three are inside the neighborhood or a short drive from it. Boundaries do change, so confirm the current assignment for any specific address.

For commuting, Tramway drops you onto I-40 at the east end of town, which is a quick shot to Kirtland, Sandia Labs, or east into Tijeras. Lomas runs straight west to UNM, the hospitals, and downtown. What you give up is Uptown and the far Westside. Anything on Coors or past Paseo del Norte is a genuine haul from here, and if you work that direction this is the wrong side of the city for you.

Who ends up buying here

Buyers who want space, trees, and the mountain close, and who don't mind that the house was built when Johnson was president. There's no HOA covering this area, so nobody is approving your paint color or your RV. That cuts both ways, and it's the trade-off to think about honestly: you get freedom, and you also get whatever your neighbors decide to do with theirs. Most of this neighborhood is well kept, but it isn't uniform, and it was never meant to be. It remains one of the more established addresses in the Northeast Heights.
