Heritage Hills in Albuquerque, NM
Heritage Hills sits in the Northeast Heights, a compact grid of curved streets bounded by Paseo del Norte on the north, Harper on the south, Barstow on the west and Ventura on the east. Most Heritage Hills homes for sale were built between the late 1970s and the mid-1980s, and the neighborhood has been fully built out for decades. Nothing new is coming here. After fifteen years of showing houses in this part of town, I'd say that's most of the appeal.
All of it falls in 87109. The neighborhood association counts a little over a thousand homes, businesses and school properties inside its boundary, which tells you the scale. You can drive the whole thing in five minutes.
The lay of the land
You gain elevation as you move east across the Heights, and Heritage Hills sits high enough to matter. The view west is the classic Albuquerque one. Volcanoes on the West Mesa, Mount Taylor on a clear day, and the Sandias filling the mirror behind you. The city's own park listing calls out that sightline, and plenty of back patios on the right street catch some version of it.
Streets were laid out the way subdivisions were in the seventies: wide, gently curved, sidewalked, with forty-plus years of tree growth on them now. Lots are typical of the era. Not acreage, but enough for a real backyard, a couple of mature shade trees and a front-loading two-car garage.
What the houses are actually like
Stucco, mostly. Single-story or a split-level, three bedrooms in the common configuration, generally somewhere in the mid-1,400 to low-2,000 square foot range. The look is Southwest contemporary of the period, with low-pitched or flat roof sections, brick and tile accents, and a few parapet fronts and arched entries borrowing from Pueblo Revival.
Condition is the real variable, not floor plan. Some of these houses have had the roof, windows, HVAC and kitchen done. Some are close to original. Be clear-eyed about which one you're standing in, because a 1979 house with its first kitchen and evaporative cooling is a different budget than the one down the block that's been redone. Ask about the roof and the swamp-cooler-to-refrigerated-air question early. Every buyer here ends up there eventually.
The park is the center of the neighborhood
Heritage Hills Park at 7015 Ventura NE runs about 15.7 acres, and it's the single best argument for buying here over the pocket next door. A 1.3-mile paved loop, part of the North Pino Arroyo trail, circles the grounds. It's eight feet wide and graded flat enough that the city lists it as accessible to just about anyone. Playgrounds, sports fields and benches fill out the rest.
The Cherry Hills Library sits on the west end of that same property, off Barstow. A branch library and a full-size park you can walk to from your own street is not a common combination in the Heights, and it's the thing residents mention first.
Head west toward Wyoming and North Domingo Baca Park adds 58 more acres, with a skate park, an off-leash dog park and the multigenerational center on Carmel that holds an indoor track, a weights gym and climbing walls.
Schools
Dennis Chavez Elementary is at 7500 Barstow NE, physically inside the neighborhood, so a lot of these kids genuinely walk. Madison Middle is a drive south on Moon NE. La Cueva High sits north across Paseo del Norte on Wilshire, and for a good number of families shopping this pocket, that assignment is the whole reason they're looking here. APS boundaries shift, so confirm the specific address before you write an offer.
There's an association, but it isn't an HOA
Worth stating plainly, because buyers ask: our records show essentially no association fees on homes here. Nobody is collecting mandatory dues or running architectural review.
What does exist is the Heritage Hills Neighborhood Association, registered with the city's Office of Neighborhood Coordination and active in Council District 4 and Coalition 4. It's a 501(c)(7) run by volunteers, dues are $15 a year, and joining is up to you. It speaks for the neighborhood on zoning and development matters and supports the library and the local police and fire substations.
The trade-off is the honest one. With no covenant enforcement you get more variation street to street: paint colors, xeriscape next to lawn, an RV parked where an HOA would object. Some buyers love that freedom. If you want everything uniform and professionally managed, look at the gated addresses east of Ventura instead and go in knowing what the dues buy.
Getting around
Paseo del Norte forms the north edge, which is about as good as commuting gets on this side of town. I-25 is a straight shot west, Tramway a straight shot east. The Journal Center offices and the Jefferson corridor are roughly ten minutes. Groceries, pharmacies and the everyday restaurants cluster along Wyoming and along Paseo, so most errands never require a freeway.
Who it suits
Buyers who want an established Northeast Heights address with grown trees, a walkable park and a well-regarded high school feeder, and who'd rather put money into updating a solid older house than buy new construction thirty minutes away. It suits people who like a neighborhood with a voice. It's a weaker fit if you need a large modern floor plan, a three-car garage or a turnkey house with nothing left to do, because those are the exception here rather than the rule.
