A small Northeast Heights address most people can't place

Highlands North is one of those pockets people drive past for years without ever learning the name. It has one. The city recognizes the Highlands North Neighborhood Association as a registered association in Council District 4, and anyone searching Highlands North homes for sale is looking at a compact grid of streets in 87109, with Montgomery Boulevard running along the south side.

Compact is the word. No gatehouse, no monument sign, no marketing name carved into a wall. Just streets. That's part of why it stays off most buyers' lists until somebody puts it in front of them.

The houses

This is midcentury Albuquerque. The core went in during the 1950s and 1960s, when the city was pushing east into the Heights about as fast as it could pour slabs, and the gaps filled through the 1970s and 1980s. So you get low ranch houses, mostly single story, brick or stucco, wide across the front. Flat and low-pitch roofs are common. Later infill brought a few pitched-roof and Southwest Contemporary houses into the mix.

Three bedrooms is the norm, four if somebody added on, and most of them land in the mid-1,000s to mid-2,000s square feet. Lots feel bigger than what gets built today. Front yards, driveways you can actually use, and trees that have had sixty years to get tall. That last part matters more than buyers expect in a city this dry.

Be realistic about the age. Flat roofs want attention on a schedule. A lot of these houses still cool with a swamp cooler, some carry original panel or plumbing, and closets were not a 1958 priority. Plenty have been renovated well. Some haven't. The gap between those two is where the money is, so get someone on the roof before you get attached.

Golf, the arroyo, and where people walk

The big amenity is close and it's public. Arroyo del Oso Golf Course sits at 7001 Osuna Rd NE, run by the city, laid out along the Bear Canyon Arroyo. It opened in 1965 and picked up a third nine, the "Dam 9," in 1987, which is how it ended up at 27 holes. Municipal rates, real course.

The same address gets you Arroyo del Oso Park, which is where the neighborhood actually goes on a Saturday. Ballfields, playgrounds, courts, dogs, model airplanes on the open ground. The paved Bear Canyon Arroyo path runs west from Wyoming past the park and along the golf course, and it's flat enough that you can ride a long way without touching a street. The Sandias sit right there to the east the whole time.

Getting around and buying groceries

Louisiana, Montgomery, and Osuna do most of the work. I-25 is a short run west on either Montgomery or Osuna, which puts the Journal Center offices inside about ten minutes on a normal morning. Head south on Louisiana instead and you're at Uptown and Coronado Center in roughly the same time. The Montgomery corridor itself carries the ordinary stuff: grocery, hardware, urgent care, and a long list of the small family restaurants the Heights does better than anywhere else in town.

Downtown and the airport are further out, call it twenty to twenty-five minutes down I-25. Not a downtown commuter's first choice, but not a hard drive either.

Schools

Listings here have gone to Comanche Elementary on Pennsylvania St NE, Cleveland Middle on Natalie Ave NE, and Sandia High on Candelaria. Sandia's name carries weight with Heights buyers and always has. APS redraws boundaries, though, so confirm your specific address with the district instead of trusting a listing sheet.

No HOA, and what that cuts both ways

There's no homeowners association here and no dues. For most buyers that's the appeal. Nobody approves your paint color, nobody bills you every quarter, and you can keep a camper on the side yard. The flip side is that nobody makes your neighbor do any of that either. If you want uniformity, this isn't your block. If you'd rather be left alone, it's a real part of the draw.

Who it suits

Buyers who want an established Northeast Heights address with grown landscaping and open space a few minutes away, and who'd rather put money into a solid older house than a newer one further from the middle of town. The neighborhood is built out. Nothing new is coming, and with as few streets as it has, listings don't surface often. If the location works for you, keep an eye on what's showing below rather than holding out for the perfect one to appear.
