What Hillcrest Park actually is

First thing to get straight, because the name misleads people: this is one gated condominium development, not a neighborhood of streets. Anyone shopping Hillcrest Park homes for sale in Albuquerque is looking at flats in a cluster of three-story buildings on the 3800 block of Montgomery Blvd NE, in 87109. It all went up in 1972 and it has stayed that way. Around 200 units behind one gate.

The complex sits at the Montgomery edge of the Hodgin neighborhood, which its association draws as Carlisle to San Mateo, Comanche up to Montgomery. Carlisle is a short walk west, San Mateo a little further east. That puts you in the older, closer-in part of the Northeast Heights, built when this was the northern edge of town, long before the city ran up against the Sandia foothills. Nothing here is new. Nothing here is going to be new.

The condos

Three floor plans, and after fifteen years of showing them I can recite them. A one-bedroom around 780 square feet. A two-bedroom, one bath, in the mid-900s. A three-bedroom, two bath, right around 1,170. Ground-floor and upper-floor units, common walls, assigned parking. No garages, no private yards.

What separates one unit from the next is almost entirely how much work it has had. Some have been taken down to the studs and redone with new kitchens, new flooring, new windows. Others are close to original. Two units in the same building can feel like different decades, so walk more than one before you decide what the place is worth to you. Look up at the ceilings, ask when the roof over that particular building was last done, and pay attention to which direction the unit faces.

The association does a lot of the work here

This is a hands-on HOA, and that's the whole story of owning here. Dues cover the gas, the water and the trash, which is unusual and worth understanding before you compare the monthly number to anything else. On top of the utilities you're paying for the pool, the spa, the sauna, the fitness room, the clubhouse with the pool table, the community garden, the small playground, the pet areas, the gate and security, the grounds, building exteriors, the private drives and the master insurance policy.

So the dues look steep next to a single-family HOA a few blocks away. That's the wrong comparison. The right one is your total monthly cost with the utility bills folded in, and once you run it that way the math usually makes sense to buyers.

The candid part. Any 1972 condo project is a building-systems project, and the questions you ask up front matter more than the finishes. Get the last two years of board minutes. Ask about the reserve study, about any special assessment that's been discussed, and about what the association has replaced recently and what it hasn't. Ask about rental limits if you're buying as an investment, because condo boards here do set them. And talk to your lender early about condo project approval, especially for FHA or VA financing. That's the thing most likely to derail a purchase in a complex like this, and you want to know on day one rather than day twenty.

Getting around and what's close

Montgomery is a real artery, which is the trade-off you accept. The I-25 interchange is a few minutes west, so downtown and the north I-25 job corridor are both easy. Carlisle runs straight south to Nob Hill and the university. Practically, most errands happen within a mile: Montgomery Plaza at Montgomery and San Mateo covers the discount retail, and there's a long run of restaurants right along the boulevard, from Cocina Azul near Carlisle to Harrigan's and Rock & Brews closer to San Mateo.

For green space, Montgomery Park at Comanche and San Mateo is the one people actually use. The city lists a 0.8-mile paved loop around the perimeter, with ball fields and a playground, and the Erna Fergusson Library, the Palo Duro Senior Center and Montgomery Pool all sit at the same corner. It's the closest thing to a town square this stretch has.

Schools

Albuquerque Public Schools has served this address through Hodgin Elementary, McKinley Middle and Del Norte High. Boundaries get redrawn, so confirm with APS for the specific unit rather than taking a listing sheet at face value.

Who it fits, and who it doesn't

It works well for a first purchase, for someone downsizing out of a house and tired of yard work, and for anyone who wants a lock-and-leave in the middle of the city with the pool and the gym already paid for. It does not work if you want a garage, a fenced yard, or silence. Units closest to Montgomery hear the boulevard. That's not a defect, it's the address.
