Inez in Albuquerque, NM
Inez is one of those Albuquerque neighborhoods people drive past for twenty years without ever learning the name. It sits in the grid between Menaul on the north and Indian School on the south, west of Wyoming, all of it inside 87110. Most buyers find Inez homes for sale sideways, after they've priced out of Nob Hill and decided the far west side is too long a drive to work. That's a reasonable way to end up here. This is about as central as the Northeast Heights gets.
Hoffman built it, and it shows
The Inez Addition was one of Sam Hoffman's postwar projects, the same building wave that produced Hoffmantown a few blocks east and rewrote the city's east mesa in about a decade. The housing stock still reads that way. Single story, brick or stucco, mostly 1950s into the early 1960s. Three bedrooms, one or two baths, a carport or a small detached garage set back off the street. Call it 1,200 to 1,900 square feet through the middle of the range, on lots that generally run seven to nine thousand square feet.
Two things catch people off guard on a first showing. The lots are noticeably deeper than what the same money buys in a newer subdivision out toward Juan Tabo. And the trees are big. Forty and sixty year old elms, sycamores and ash, planted when the houses were new and never taken out. In a city where a new build arrives with gravel and three shrubs, that shade is worth real money by the middle of June.
Now the honest part. These are houses that are seventy years old. Expect evaporative cooling rather than refrigerated air on a fair number of them, original panels, galvanized supply lines here and there, and kitchens that were last redone during a different presidency. Some have been taken to the studs and reworked properly, with the ductwork and windows done at the same time. Others are exactly as built. The gap between those two houses is the whole story of buying here, and it usually shows up in the inspection, not the photos.
Parks, the library, the walk to school
For a square mile of tract housing, Inez does well on green space. Inez Park sits at 2027 Wisconsin St NE, about three acres of grass and shade in the middle of the blocks. Taylor Park anchors the south edge at 7701 Indian School Rd NE, between Hoffman Drive and Pennsylvania, with tennis and volleyball courts and a playground on roughly 2.8 acres. Neither is a destination park. Both are the kind you walk a dog to at seven in the morning, which is more useful.
The Tony Hillerman Library is at 8205 Apache Ave NE, tucked behind the Hoffmantown Shopping Center at Wyoming and Menaul. It was the Wyoming branch until 2008, when the city renamed it for the writer. There are rose gardens at either end of the parking lot, and they're kept up.
Inez Elementary, a science and technology magnet, is at 1700 Pennsylvania St NE, inside the neighborhood. Grant Middle is on Easterday Dr NE and Sandia High sits at 7801 Candelaria NE, close enough that plenty of families here never put a kid on a bus. Attendance boundaries do get redrawn, so confirm with APS before you write an offer on the strength of a school.
Errands and the drive to work
Menaul and Wyoming carry the daily traffic, and both are one turn from I-40. Uptown is a two mile run west along Menaul, which puts Coronado Center, Winrock Town Center and ABQ Uptown in the same short trip. Hoffmantown Shopping Center at Wyoming and Menaul handles the smaller stuff. Kirtland and the labs are a straight shot south on Louisiana or Wyoming, usually twenty minutes or so. Downtown is a quarter hour on the freeway outside of rush hour.
You're around 5,200 feet here, on flat ground, so you get the Sandias framed at the end of the east-west streets rather than the big elevated views the higher Heights sell. If you want the crest trails or Elena Gallegos, it's a fifteen minute drive out Tramway.
Who this fits, and who it doesn't
There's no HOA in Inez. No dues, nobody approving your paint color, nobody with an opinion about your front yard. The other side of that coin is that a neighbor can park a boat, and sometimes one does. People who want covenants enforced should look elsewhere.
The buyer who does well here wants location and a real yard, and has patience for a house with some age on it. Someone set on an open plan, a primary suite and a three car garage will fight the floor plans all day and should look at newer construction east of Eubank or up in Rio Rancho.
