Where it is, and why it carries that name
Most Albuquerque neighborhoods are named for somebody's idea of romance. This one is named for a dam. John B. Robert was the engineer at AMAFCA, the city's flood control authority, and the dam and ponding area he designed at Juan Tabo and Osuna NE is built to hold back a hundred-year flood coming down Bear Canyon. The neighborhood took his name and kept it. So if you're looking at John B. Robert homes for sale and trying to find it on a map, it's the pocket of the far Northeast Heights between Juan Tabo and Tramway, up around Osuna and Spain. All of it is 87111.
Neighbors ring it on every side: Academy Ridge East, Prospectors Ridge, Eldorado Heights, Oso Grande, Antelope Run, S.Y. Jackson. The City recognizes John B. Robert as its own neighborhood association in Council District 8, and it turns up on the city's neighborhood project lists for things like NeighborWoods tree plantings.
The houses
This is Northeast Heights stock, and it went in when the Heights went in. Tramway started as a two-lane road in the early 1970s and was rebuilt as a four-lane divided highway in the early '80s. The subdivisions filled in around that work. Expect mostly late-1970s through 1980s single-family homes: stucco, pitched roofs, a lot of tile, and plenty of the low-slung Southwest Contemporary plans with a portal across the front. True Pueblo Revival shows up, but it isn't the rule this far north.
Lots run generous by modern standards. Block walls, front-loaded garages, trees that have had forty years to fill in. Most of these streets predate the HOA era, so you won't find much in the way of dues or design review here, though a few of the townhome and patio-home pockets from the same period do have one. Built out, essentially. New construction is a scrape-and-rebuild once in a while, nothing more. What's on the market is what somebody decided to sell, and you can see that on the listings below.
The arroyo, the dam, and the trail
Bear Canyon Arroyo is the spine of this part of town, and it's the reason to live here. A paved trail follows it west from Juan Tabo all the way down to Arroyo del Oso Park and the golf course on Osuna. Walk it, run it, ride it. There's public art along the channel, which is more than most flood control projects get.
Head the other direction and the arroyo opens into Bear Canyon Open Space, with the Michial M. Emery trailhead off Spain. From there you're in the Sandia foothills and connected to the wider trail network. Being able to reach dirt without putting a bike on a car is not a small thing in this city.
One honest warning, because I say it to every buyer: the arroyo is dry most of the year and then it very much isn't. During monsoon season water moves through fast and cold. It's fenced for a reason, and that reason matters if you have kids or a dog who thinks a channel is a shortcut.
And yes, the spillway is where Jesse waits for the extractor in Breaking Bad. People still pull over to photograph it.
Everyday things
El Oso Grande Park sits at Morris and Osuna with a half-mile paved loop around the ball fields, a playground and picnic tables. CNM's Montoya Campus is right south of it. Shopping is the Juan Tabo and Tramway corridors, Mountain Run being the one people name, plus the strip centers running south on Juan Tabo toward Montgomery.
Getting around is straightforward. Tramway runs north to Paseo del Norte and south to I-40. Juan Tabo drops you at I-40 as well. Downtown or UNM is twenty to twenty-five minutes when traffic behaves. The trade-off is distance west: this is about as far from Rio Rancho as you can get and stay in Albuquerque, and that commute is brutal.
Schools
Albuquerque Public Schools serves the area. S.Y. Jackson Elementary is on Cairo NE and has been open since 1971. Eisenhower Middle is on Camero, and Eldorado High sits on Montgomery near the Tramway end. Boundaries get redrawn, so confirm with APS for a specific address before you fall in love with a house for school reasons.
Who it suits
People who want the mountain side of town, a real yard, an eighties floor plan they're willing to update, and a trail at the end of the street. Views work both ways up here: west-facing lots get the sunset and the city lights, east-facing lots get the Sandias turning red at dusk.
It suits you less if you want new construction, a gate and a guard, or a short drive to the west side. And understand that John B. Robert is a map label more than an identity. Nobody at a barbecue says they live in John B. Robert. They say Juan Tabo and Spain, and everybody knows exactly where that is.
