La Cuentista in Albuquerque, NM
Most people find La Cuentista homes for sale by accident. They came up Unser to look at something in Ventana Ranch, kept driving north, and ended up on top of the escarpment with the whole Rio Grande valley laid out below them. That view is the pitch. It's also most of the reason people pay what they pay up here.
The neighborhood sits in far northwest Albuquerque, in 87120, on high ground between Ventana Ranch West and Boca Negra Ranch. Rosa Parks Road NW runs along the north side. Kimmick Drive NW cuts down through the middle toward Unser Boulevard. East of the last row of houses the ground falls away into Boca Negra Canyon and Petroglyph National Monument, which is why nothing will ever be built between you and the Sandias. On a clear winter morning you can pick out the Sangre de Cristos above Santa Fe from parts of it.
What the houses are actually like
This is newer stock, and it's still going in. La Cuentista was platted in phases, La Cuentista 1 first and then La Cuentista II, and builders are still delivering here, which is unusual for a West Side address that's been on the map this long. Abrazo Homes and Twilight Homes put up much of it. Pulte works the gated section. What that means for a buyer is production floor plans rather than one-off customs: Southwest contemporary elevations, stucco in the browns and tans the covenants steer you toward, two- and three-car garages, single story and two story mixed on the same block.
Lots are ordinary suburban size and mostly level within a street, though the grade steps down toward the canyon on the east edge. The premium lots are the ones that back to open ground. Landscaping is xeric nearly everywhere. There are no mature trees and there won't be for twenty years — that's the honest trade for living on the mesa. The wind is real up here too. Ask anyone who's chased a trash can down Kimmick in March.
Estates at La Cuentista
One pocket inside the neighborhood has its own identity. Estates at La Cuentista is the gated Pulte section near Kimmick and Rosa Parks, with larger plans, its own gate and its own separate association on top of the neighborhood one. Buyers who want more square footage and another layer of control tend to land there. Everything else here is simply La Cuentista, addressed off the interior loops.
The open space nobody can walk yet
Worth knowing before you write an offer. The City acquired La Cuentista Open Space, 59.26 acres, through a phased agreement with Elk Haven LLC: 37.26 acres purchased and 22 acres donated by Stan Diamond and Francies Pavich, with the final transfer completed in December 2024. It's fenced right now to keep the dumping out. Parks and Rec has said community engagement and conceptual planning begin in 2026, and the 2024 West Mesa Trails Plan calls for a trailhead here feeding a network that could eventually run 25 miles.
So the land behind you is protected for good. It is also, today, a fenced field with no trail on it. Buy on what exists, not on the plan.
The association
La Cuentista 1 Homeowners Association covers the main body of the neighborhood and bills itself as a green community. HOAMCO manages it. Meetings run at the Don Newton-Taylor Ranch Community Center or over Zoom, and the board posts its covenants, bylaws, violation enforcement policy and collection policy publicly on the association site. That tells you what kind of association it is. There's an ACC design approval form, and you will use it if you want to repaint, build a wall or add a shed.
Dues here go to common areas and road maintenance, not to a pool or a clubhouse. Come expecting kept medians and quiet enforcement, not resort amenities. The gated Pulte section carries its own dues in addition. Figures are in the facts panel beside this.
Schools, errands, the drive
APS serves the whole area. Tres Volcanes Community Collaborative, the K-8 that opened in 2018 on Tierra Pintada Boulevard NW, draws from this side of town, and Volcano Vista High School and Tony Hillerman Middle are the names that show up on most listings here. Confirm your exact address with the district. West Side boundaries shift as schools fill.
Shopping means Unser and Paseo del Norte. Ventana Ranch centers for milk and a haircut, Cottonwood Mall and the Coors corridor for everything else. Nothing is walkable. Paseo del Norte east puts you on I-25 in a little over ten minutes off-peak, and Unser south reaches I-40 in about the same. Downtown, UNM and the airport are a real commute, and the Paseo backup at Coors is the thing residents grumble about.
Who it fits
La Cuentista suits a buyer who wants a newer house, a long view and a quiet street, and who has made peace with driving for everything. It doesn't suit someone who wants shade, a coffee shop on the corner or a fifteen-minute run to campus. One last local note: Kimmick Drive picked up enough cut-through traffic between Rosa Parks and Unser that the City restriped it as a road diet. If you're considering a house fronting Kimmick, drive it at five in the afternoon before you decide.
