Mesa Arriba in Albuquerque, NM

Mesa Arriba is a pocket of late-1950s and early-1960s houses in Albuquerque's Northeast Heights, just east of Eubank Boulevard between Comanche Road and Montgomery. All of it is 87111. Most buyers find Mesa Arriba homes for sale sideways. They were shopping the Eubank corridor in general, and this pocket kept surfacing because the lots are bigger and the money goes further than it does east toward Tramway.

The larger container is the San Gabriel area. Its neighborhood association draws the lines at Montgomery on the north, Morris Street on the east, Comanche on the south and Eubank on the west, and Mesa Arriba sits inside that box. If you've heard someone call this San Gabriel, they aren't wrong. It's just the coarser name.

One practical note before you search. Agents enter this three different ways: Mesa Arriba, D Mesa Arriba and F Mesa Arriba. Same neighborhood, different lettered units of the original tract. Search all three or you'll miss houses.

What the houses are

Single-story ranches, mostly. Brick or stucco, low-pitched and flat roofs, three or four bedrooms, generally somewhere in the 1,300 to 1,800 square foot range. Carports and one-car garages are common. A two-car garage here is usually somebody's later addition. Floor plans are honest and a little dated: separate kitchen, hall bath, bedrooms off one corridor. Nobody built a great room in 1959.

Lots are the real draw. Wider and deeper than anything Albuquerque has platted since the mid-1980s, with room for a proper back yard, a shed, sometimes an RV pad. The street trees have had sixty-odd years to fill in, and that changes how a block feels in July. You notice it the first time you walk it.

The neighborhood is built out. Nothing new is coming and nothing has for decades. There's no HOA. No dues, no architectural committee, nobody telling you what color to paint the trim.

Shopping, parks and getting around

Sierra Vista Shopping Center holds down the corner at Montgomery and Eubank, a few blocks north. Marshalls, Hobby Lobby, Big Lots and the usual quick-food row. Albertsons Market at Eubank and Candelaria handles groceries to the south. Holiday Park is about a mile east on Comanche, and the city runs a community center there at 11710 Comanche Rd NE with a gym and year-round programs.

Commuting is a quiet reason people stay put. Eubank runs straight south to I-40 and continues to the Eubank gate at Kirtland Air Force Base, so anyone working on base or at the labs gets a short, dull drive, which is exactly what you want. Montgomery carries you west to I-25. Foothills trailheads are ten or fifteen minutes east.

The ground tilts up toward the mountain here, so a good number of lots pick up a Sandia view off the back patio or over the rooflines across the street. Not all of them do. Ask before you assume.

Schools

Albuquerque Public Schools serves the area. Mitchell Elementary sits right at the south edge at 10121 Comanche Rd NE, and Sombra del Monte on Shoshone Road is close by to the west. Middle and high school assignments vary by block. Hoover on Tivoli, Madison, Eldorado on Montgomery and Sandia on Candelaria all turn up on listings around here. Boundaries get redrawn. Check the current APS map against the exact address before you write an offer on the strength of a school.

The honest trade-offs

These are sixty-plus-year-old houses and they behave like it. Expect evaporative cooling instead of refrigerated air on many of them, original single-pane aluminum windows on some, cast iron drain lines, shallow closets, and one bathroom on the smaller plans. A house somebody has already updated properly is worth paying up for. One that hasn't been touched is a project, and the sewer line is where I'd spend inspection money first.

No HOA also means your neighbor's boat is your neighbor's business. Most blocks stay tidy because owners have been there a long time, but there's no mechanism when one doesn't. And anything fronting Eubank, Montgomery or Comanche takes road noise. Stand in the yard at 5:30 on a weekday before you decide how much that bothers you.

Who it suits

People who want a real yard, grown trees and an established address without paying foothills prices. First-time buyers who'd rather have the lot than the finishes. Downsizers who want everything on one level. Anyone tied to Kirtland or Sandia Labs.

It suits you less if you're after an open plan, a primary suite, a three-car garage or new construction. Those exist in Albuquerque. They aren't here, and remodeling them in costs real money.
