The last street before the bosque

Drive north on Coors from I-40 and about a mile and a half up, the ground on your right just quits. That drop is the whole story here. Oxbow sits on the west bluff above the Rio Grande, and most people looking at Oxbow homes for sale are really looking at that edge: cottonwoods below, the river, then the Sandias catching the last light across the valley.

The boundaries are simple enough to draw from memory. Namaste Road at the north end, Sequoia at the south, Coors along the west, and the bluff itself on the east. All of it is 87120.

Five subdivisions, one name

Oxbow isn't a single subdivision. It's five of them: Oxbow North, Oxbow Park, Oxbow Village, Oxbow Bluffs, and the gated Enclave at Oxbow. Together they run a little over 400 home sites, with Oxbow North the biggest piece at 163. Agents write all five names into the MLS more or less interchangeably, which confuses buyers, so it's worth knowing which one a house actually sits in. The associations are separate.

Building got going in 2004 with Charter Homes doing most of the work. Expect stucco, tile and pitched roofs, Southwest Contemporary with some Pueblo Revival detailing, and the open-plan layouts that era liked. The range is wide. Enclave patio homes start around 1,500 square feet on lots you can maintain in an afternoon. At the other end, the larger rim lots nearest the river went to custom builders, and a few of those houses are as big as anything on the west side. The community is built out. New construction here means someone's last custom lot, not a builder's model row.

The open space is the reason people move here

San Antonio Oxbow is a cut-off meander of the Rio Grande, and it's the only wetland still connected to the river in a forty-mile stretch. The city counts more than 179 bird species using it. In March 2021 Albuquerque bought the 23-acre Poole property next door for $6.7 million, which stopped a 69-home subdivision on the bluff. Phase 1 of San Antonio Oxbow Bluffs opened in June 2025 at 5001 Namaste Road NW with a loop trail, an ADA-accessible path, an outdoor classroom and pavilion, benches and picnic tables. Open 7 a.m. to 9 p.m.

You can't walk down into the basin. That's deliberate, and residents mostly like it that way, since it's why the herons keep showing up. For real trail miles, the Pueblo Montaño trailhead at 4100 Montaño Road NW is a short drive north. Paseo del Bosque runs from there, and the chainsaw sculpture garden carved out of trees burned in the 2003 bosque fire is worth the walk even if you've seen it twenty times.

How the associations work

Every Oxbow subdivision carries its own HOA, and HOAMCO manages several of them, including Oxbow North and Oxbow Park. That's the single most useful thing to understand before you write an offer. Dues cover common areas and landscaping, road maintenance where the streets are private, and gate and security service in the gated sections. Bills genuinely differ from one street to the next because the amenities do.

Covenant character is standard suburban: architectural review on exterior changes and paint, rules about RVs and boats sitting out front, front-yard landscape standards. Not aggressive, not asleep either. Ask the listing agent which association the house belongs to and read that set of documents, not a neighbor's.

Commuting, schools, and the honest trade-offs

Coors is your artery and also the thing people complain about. I-40 is minutes south, the Montaño bridge gets you to the North Valley and I-25, and Paseo del Norte handles anything north. Everyday shopping sits along Coors at Montaño; Cottonwood Mall and its surrounding retail are up toward Paseo. Downtown is a genuinely short run for a west-side address.

Listings here typically name S.R. Marmon Elementary at 1800 72nd Street NW, John Adams Middle and West Mesa High. Albuquerque Public Schools redraws boundaries, so confirm the current assignment with the district for the specific address rather than trusting the MLS field.

What people grumble about: Coors traffic noise on the western streets, lot sizes that are modest in the production sections, and the fact that a mixed custom and builder street doesn't look uniform. Oxbow also prices at the upper end of the west side, so you're paying for the bluff. If what you want is a flat acre and a shop out back, look further north or west. If you want to drink coffee looking at the river and be on a bosque trail in ten minutes, there isn't a real substitute for this address in Albuquerque.
