Paradise View in Albuquerque, NM
A newer pocket inside a much older westside neighborhood
Paradise View is one of the newer addresses in Paradise Hills, out on Albuquerque's northwest mesa in 87114. Most buyers who ask me about Paradise View homes for sale have already driven the area and noticed the contrast. Paradise Hills itself goes back to the early 1960s: wide lots, mature trees, a golf course sitting right in the middle of it. Paradise View is the opposite. Compact lots, stucco production homes, tight streets, everything modern. That contrast is the whole appeal for some people and the reason others keep looking.
Builders filled it in during the 2010s. Fuller Homes and Abrazo Homes both worked here, and Abrazo's plan book ran roughly 1,200 to 2,200 square feet across seven layouts. Three and four bedrooms, two-car garages, covered patios, a fireplace in the great room on the bigger plans. Nothing exotic about any of it. Solid, efficient, cheap to heat in January. The new-home phase sold out, so what you'll find on this page is resale.
Two very different products under one name
Know this before you start searching. The Paradise View name covers detached houses and Paradise View Condominiums, which are a completely separate animal. The condo assessment is heavy because it covers water, gas, grounds, roofs and building systems. The single-family side pays a small assessment for common areas and landscaping and not a lot else. Same name on the sign, wildly different monthly carrying cost. Read the dues line on any listing before you get attached to a floor plan.
How the association actually behaves
Covenants are the standard late-model production-builder kind. Stucco, roof and paint standards, limits on RV and boat storage where the street can see it, front-yard landscaping you're expected to keep alive. On the house side the association is not heavy-handed. Dues go to common areas and grounds maintenance, and most owners think about it once a year when the invoice shows up. The condo association has to be far more involved, because it owns the roofs and pays the utilities.
One caution: I could not turn up a published website or office phone for the association. That's normal for small associations on this side of town, but it means you should ask the seller directly for the current management contact, the budget, and the last two years of meeting minutes. Do that on the condos especially.
Open space is the real amenity here
The Piedras Marcadas Canyon trailhead is the first thing I point at. Park on Jill Patricia NW off Golf Course Road, just south of Paradise Blvd, behind the little shopping center. From there it's a flat 1.8-mile round trip into Petroglyph National Monument past more than four hundred petroglyphs pecked into the basalt. No fee, no visitor center, no restrooms. Go early in summer. It's the kind of thing you use twice a week when you live a few blocks away.
Paradise Hills Community Center at 5901 Paradise Blvd NW is run by Bernalillo County, with a pool, indoor courts and programs, and Paradise Park next door for playgrounds and shade. Paradise Hills Golf Course is still going on Country Club Lane NW, open since 1962 and laid out by Red Lawrence. Public, walkable, not expensive. Very few Albuquerque subdivisions this new have a 60-year-old golf course three minutes away.
Commute, errands, and the view
Paseo del Norte is under a mile off, and that's the whole reason this location works. East on Paseo gets you to I-25, Journal Center and the north Heights. Golf Course Road and Coors handle daily errands, with the Cottonwood Mall retail cluster a short run south on Coors Bypass. Anyone commuting to Kirtland or the labs should drive it at 7:30 on a weekday before signing anything. Paseo stacks up, and it's a long way across town from here.
You're up on the mesa, a few hundred feet above the river valley, so the Sandias sit across the way to the east. Lots and second-story windows facing that direction get the good version of the view, and Balloon Fiesta week is a genuine perk. Lots are small and mostly flat, which cuts both ways: less to maintain, less room for a shop or a real garden.
Who it suits
First-time buyers and people downsizing out of a big 1980s house, mostly. If you want newer systems, a low-maintenance yard and a short walk to open space, this works well. If you want half an acre, a detached shop or room for horses, go a few streets over into original Paradise Hills and accept an older house in exchange. Both options sit inside the same ZIP.
Schools
Homes here have been served by Sunset View Elementary, James Monroe Middle and Cibola High in Albuquerque Public Schools. APS redraws boundaries from time to time, so confirm the assignment for a specific address with the district before you make a decision based on it.
