Parkway in Albuquerque, NM
Head north on Unser from the I-40 interchange and the West Mesa starts to rise on your left. Parkway sits in there, a pocket of streets west of Unser Blvd off Ladera Dr NW, about a mile up from the freeway. Most buyers who end up looking at Parkway homes for sale found it the way I did the first time, by taking a turn off Unser and discovering a quiet grid with a park in the middle of it and an elementary school kids can walk to.
Where it sits
All of it is 87120. Unser is the eastern edge and the reason the location works. The escarpment and Petroglyph National Monument are the western backstop, and that's the reason it stays quiet. Ladera Dr NW is the spine running in from Unser, and the interior streets are short and looping: Parkway Dr, Tessa Dr, Gavin Dr, Painted Sky Pl. The neighborhood association's own material describes four entryways, and that's exactly how the place feels. Nobody drives through Parkway on their way somewhere else.
You're up on the mesa here, well above the valley floor, so the Sandias fill the eastern view from a lot of these streets and the sunsets behind the volcanoes are the compensation for living on the far edge of town.
The houses
Two building eras, basically. The older streets went up in the early 1990s. The newer plats came through in the early-to-mid 2000s. What that gives you is stucco tract product with pitched roofs, two-car garages, three or four bedrooms, and plans running from small singles around 1,200 square feet up past 2,000 in the two-story models. Southwest Contemporary is the honest label for most of it. A few homes lean Pueblo Revival at the entry with parapets and vigas, but that's the exception, not the rule.
Lots are small. Four to six thousand square feet is typical, block walls all around, front yards mostly rock and gravel by design. If you want a half acre and mature cottonwoods, this isn't the place. What you get instead is a low-maintenance house on a quiet street, and a newer one than you'd find at the same money in most of the older parts of the city.
Painted Sky
Painted Sky is the newer piece, platted in units and finished out around 2003 and 2004, and it shares its name with the elementary school on Tessa Dr. The homes there run to the larger plans in the area, four bedrooms and two stories in a fair number of cases. Parkland View is the other name you'll come across on older paperwork and in the association's mailings.
Schools
Painted Sky Elementary sits inside the neighborhood at 8101 Tessa Dr NW. That matters more than buyers expect. From most of these streets a kid walks to school without crossing an arterial, and on the West Side that is not a given. The APS feeder pattern from there runs to Jimmy Carter Middle on Taylor Ranch Dr NW and then to West Mesa High. Confirm the current boundary with the district before you write an offer. Attendance lines do move.
The park and the monument
Parkway Park is the green space in the middle, with a playground, open turf and walking paths. Modest, not regional, and no restrooms. It's where the neighborhood runs into itself in the evening.
The bigger amenity is out the back door. Petroglyph National Monument follows the escarpment along the west, and the Rinconada Canyon trailhead sits at Unser and St Josephs, a couple of minutes up the road. That's a 2.2-mile sandy loop with several hundred petroglyphs on the basalt above you, parking open 8 to 5, leashed dogs allowed, no bikes. Ladera Golf Course is the other one, a city course at 3401 Ladera Dr NW with a 7,107-yard par-72 championship layout, a separate 9-hole executive course, a driving range lit until 10 most nights from April through October, and disc golf on the property.
Commute and errands
Unser down to I-40 exit 154 is the whole commute story, and it's a clean run outside of rush hour. Coors Blvd is where the errands are: groceries, pharmacies, the big-box strip. Cottonwood Mall and the restaurants clustered around it are a longer drive north. Be honest with yourself about that part. This is the outer edge of the developed West Side and you will drive for things. Coors and Unser both stack up at five o'clock, and the spring wind coming off the mesa is a genuine feature of living up here, not a footnote.
No HOA, but there is an association
There are essentially no association fees on these houses, and the Parkway Neighborhood Association says plainly that it is not an HOA. Joining is free. It's a recognized association with the City's Office of Neighborhood Coordination, it has bylaws, and it does practical work like arranging curbside green waste pickup for Parkway and Parkland View. No dues, no architectural committee, nobody telling you what color to restucco. The trade-off is the one you'd expect. Yard upkeep varies house to house.
Who it fits
Buyers who want a relatively young house, a walkable elementary, and trailhead access without paying for a master-planned address. Move-up families do well here, and so do people who work downtown or on the West Side. It's a weaker fit if you're driving to the Journal Center or Rio Rancho's tech corridor every day, or if a big lot and old shade trees are what you came for.

This is a very well-kept property built by Paul Allen Energy Efficient Green Home. It's a 2-bedroom, 2-bath, office, 2-car garage in the nice, quiet, well-established Saltillo neighborhood. There's a fully landscaped front and enclosed backyard. This is a must-see to appreciate the special interior details.
