Peppertree sits in the far Northeast Heights, close enough to the foothills that the Sandias fill your windshield every time you drive east on Academy. The residents' association draws the boundaries the way people who live here describe them: Academy Road on the north, Spain Road on the south, Tramway Boulevard on the east, Lowell Street on the west. All of it is 87111. Anyone shopping Peppertree homes for sale is usually looking at that rectangle plus Royal Oak next door, since the two have shared one neighborhood association, PRORA, for a long time. The association's own footprint covers Coachman Estates, Peppertree Place and the Terraces at Peppertree.

The houses, and the era they came out of

This is established ground. Most of the stock went up between the mid-1970s and the late 1990s, with the bulk of it landing in the 1980s and early '90s, and it was built as custom and semi-custom work rather than tract product. You see that in the variety. Tile-roofed Mediterranean and Spanish Revival on one street, flat-roofed Pueblo on the next, some brick traditional, plenty of Southwest Contemporary with the big clerestory windows aimed at the mountain. Single-family detached is the whole story here. Lots are generous by Heights standards, and after forty-odd years the trees have caught up with them, which is why the streets read greener than most of the east side.

The street names lean into the theme. Peppertree Place, Summertree, Teakwood Trail, Balsa, Persimmon. Plenty of cul-de-sacs, not much through traffic once you're off the arterials.

It's built out. Nothing new is coming, and hasn't for years. What turns over is what's already here.

Trails, arroyo, and open space

The eastern edge is the good part. Bear Canyon Arroyo Open Space runs along the south side and gives you a corridor down through the neighborhood; the city adopted the Bear Canyon Arroyo Corridor Plan back in 1991 to guide the trail and drainage work along it. The paved Tramway multi-use trail runs the length of Tramway Boulevard, so you can pick it up at the corner and ride north for miles without crossing a light. Embudito Trailhead is a short drive south, and from it you can get onto the Foothills trail system, Oso Ridge, and the climb up Embudito Canyon. Elena Gallegos and Albert G. Simms Park is a few minutes north up Tramway, then east on Simms Park Road. That one costs a few dollars per car on weekends and is worth it.

You're near 6,000 feet up here, a good several hundred feet above the river valley. Summer evenings run cooler than they do down by I-25, and the west-facing lots get the whole city at night.

Errands, food, and the drive to work

Day-to-day shopping is close without being on top of you. There's a Smith's at Tramway and Montgomery just south, another on Academy to the west, and the strip at Academy and Tramway handles coffee and quick food. Runners and cyclists use that corner as a meeting spot, which tells you something about the neighborhood's habits. For anything bigger, Uptown is a straight run west on Montgomery.

Commuting is easy in the directions most people go. Academy takes you west to Wyoming, San Mateo and I-25 in about ten minutes off-peak. Tramway drops south to I-40 at the east end, which is the fast way to the airport or Kirtland if you don't mind the canyon wind. North on Tramway gets you to Paseo del Norte and across to the Journal Center. Most people here are in the car 15 to 30 minutes and no more.

Schools

The APS schools nearest these streets are Georgia O'Keeffe Elementary on San Victorio, Eisenhower Middle and Eldorado High, all within a couple of miles. Boundaries do get redrawn, so confirm the assignment for a specific address with the district before you make a decision on it.

Who it fits, and who it won't

Buyers who want mountain access, mature trees and a house with some architectural personality do well here. Buyers who want move-in-ready everything sometimes don't. Houses of this vintage come with original kitchens, flat roofs that need a maintenance history, and stucco that has been patched more than once. Ask for the roof documentation early. It's the single thing that decides how a deal here goes.

The association is a social and advocacy group, not a design-review board. Dues are $25 a year and mostly fund the July 4th parade, the summer garage sale, the annual ice cream social and the December holiday stroll. That means nobody is approving your paint color, but it also means covenants vary plat by plat, so read the ones attached to the specific property, particularly on RV and boat parking. And the lots backing Tramway hear Tramway. It's not loud, but it's constant, and it's reflected in what those homes trade for compared to the interior streets.
