Piedras Marcadas in Albuquerque, NM

Piedras Marcadas sits in the northwest corner of Albuquerque, up against the black basalt escarpment that runs the length of the West Mesa. If you're looking at Piedras Marcadas homes for sale, the map is simple enough: Golf Course Road down the east side, Paradise Boulevard across the top, and the volcanic ridge of Petroglyph National Monument closing off the west. It's all 87114.

Most people find the name through the canyon before they ever find it through a house.

The canyon at the end of the street

Piedras Marcadas means marked rocks, and the canyon is why the neighborhood is called what it's called. The trailhead is at 9421 Jill Patricia St NW, tucked in behind a strip center off Golf Course, and it looks like nothing at all from the parking lot. Walk in a couple hundred yards and that changes fast. The route runs about 1.8 miles round trip on packed sand, and the Park Service counts up to 400 petroglyphs visible from the path. It's the densest concentration anywhere along the 17-mile escarpment.

Bring water. There's no shade, no restroom, no drinking fountain and no fee. Sunrise to sunset, dogs on a six-foot leash.

I've had buyers walk it on a lunch break and then ask me what's for sale within a mile. Fair question. It's how a good number of them end up living here.

A village older than the city

Under the ground near the canyon is Piedras Marcadas Pueblo, on the National Register since 1990. At its height it held something like a thousand rooms and was one of the largest villages in the middle Rio Grande valley, occupied roughly from the late 1200s into the 1600s. Albuquerque's own archaeologist, Matt Schmader, spent years working that ground and turned up crossbow boltheads, lead shot and horseshoe nails left by Coronado's expedition during a 1540s siege. He wrote a book about it.

What that means for a homeowner is practical. A meaningful piece of land nearby is never getting built on, and the site is protected with real care out of respect for Sandia and Isleta Pueblo. It isn't a park to go wander through. Still, not many subdivisions can say that about what's over the back fence.

The houses

Nearly all of it went up between about 1970 and the end of the 1990s, and it shows in a good way. Single-story stucco is the default. Pitched tile or shingle roofs, walled back yards, front-facing garages, gravel and desert plants out front where the lawn has been pulled. Southwest Contemporary more than true Pueblo Revival, though there are flat roofs and vigas on a few streets. Lots are modest. The kind you can mow in fifteen minutes if you still have grass to mow.

Plans run from small three-bedroom ranches up to larger two-story homes closer to the escarpment. A few of the higher lots get a clean shot across the valley to the Sandias, and those sell for more than the identical floor plan two streets down. Every time. Sunsets work the other direction and light up the ridge behind you.

The area is built out. New construction on this side of town is happening farther west and north, out in Ventana Ranch and past Unser, not here. What trades here is resale, and it lands squarely in the middle of the westside market. The live listings on this page will show you what's around.

Most of the older blocks have no mandatory HOA. There's a voluntary neighborhood association covering the area with token annual dues, and a few newer pockets do carry covenants, so check the specific street rather than assuming.

Getting around, shopping, schools

Paseo del Norte is the workhorse. From Golf Course it's a quick run east to the river crossing and on toward I-25, while Coors and Unser handle north and south. Cottonwood Mall and Cottonwood Corners sit a few minutes north for groceries and the big-box stores. Day to day, though, people use the corners at Paradise and Golf Course. Paradise Hills Golf Course is right there on Country Club Lane, and it's public.

Schools are Albuquerque Public Schools. Petroglyph Elementary on Marna Lynn NW and Sunset View on Paradise Blvd NW both serve parts of this area, with Tony Hillerman Middle and Volcano Vista High over on Rainbow Boulevard. Boundaries shift block to block out here, so confirm the assignment for the exact address with APS before you fall in love with a floor plan.

Who it suits

Someone who wants a straightforward westside house at a mid-market price with open space at the end of the street instead of one more cul-de-sac. Retirees do well here. So do families. If you want walkable coffee shops and a ten-minute drive to UNM, this is the wrong side of the river, and the spring wind coming off the mesa catches everybody their first April.

One last thing worth knowing. The name gets used loosely around here. There's the canyon, the arroyo and its trail, a city park by the same name down in Taylor Ranch, and the neighborhood itself. Listings nearby are just as likely to be written up as Paradise Hills or under a subdivision name. Search only the name and you'll miss houses. Search the map.
