Where it actually sits

If you've been looking at Quintessence homes for sale and can't quite place the neighborhood on a map, here's the short version. It's bounded by Holbrook Street on the west, Coronado Avenue on the north, Eubank on the east, and Larnaca and Alexandria roads on the south. All of it is 87122. Come off Paseo del Norte at Eubank and head south, and you're in it inside a minute.

The street names give it away before the houses do. Ankara. Samar. Toulon. Karak. Sardinia. Wadi Musa. Petra Court. Somebody at the developer's office had a world map open, and nothing else in the Northeast Heights reads like that on a sign.

The houses

This is late-1990s through mid-2000s construction and it looks it, in a good way. Brick ranches, brick two-stories, Southwest contemporary with the flat roofs and parapets, a few Territorial and Mediterranean elevations worked in. Lots run around a quarter acre. In this part of town that means a real back yard without a landscaping bill that never ends.

Sizes cover a lot of ground. There are single-story three-bedroom plans a couple downsizing from Tanoan would be happy in, and five-bedroom two-stories with three-car garages a few streets over. That spread is on purpose. The subdivision was platted in units, and each unit carries its own recorded covenants written for the house type in it. Per the neighborhood association's covenant page, Unit 1 covers The Enclave along with Coronado, Samar, Toulon and Quintessence Road; Unit 2 is The Gardens; Unit 3 is Karak and Sardinia; Unit 4 is The Estates. Sandia Glow, Talea and Alexandria courts each have their own set.

It's built out. What turns over is resale, so the inventory on this page is the whole picture.

Covenants, but no HOA

Buyers ask about this constantly and get the wrong answer half the time, so be clear on it. There is no homeowners association here. No dues, no mandatory assessment. What exists is the Quintessence Neighborhood Association, formed in 2003 and registered with the City, and joining is free and voluntary. The recorded covenants are a separate thing and they do run with the land, with an architectural control committee reviewing changes. If you're planning an RV pad, a taller wall, or a paint color of your own choosing, pull your unit's documents before you write the offer rather than after.

The park is why a lot of people buy here

Quintessence Park at 9801 Quintessence Road NE is a City of Albuquerque park sitting inside the subdivision instead of on its edge. Turf, mature shade trees, a playground, two tennis courts striped for pickleball. Paths run through it and out toward the Tanoan side. It's not a regional park and there are no restrooms. It's the place you walk the dog to at seven in the evening. The association does weed pulls there and keeps the dog-waste stations stocked, which tells you something about how the neighborhood gets looked after.

For actual hiking you drive. Elena Gallegos Open Space, 640 acres at the end of Simms Park Road off Tramway just north of Academy, has the Pino and Cottonwood Spring trailheads and sits about ten minutes from most driveways here. That's the standard Saturday morning.

Schools, errands, getting around

Double Eagle Elementary on Lowell, Desert Ridge Middle on Barstow, La Cueva High on Wilshire. All Albuquerque Public Schools, all inside 87122. That feeder pattern is a big part of why houses move here, but check the current attendance boundaries with APS before you lean on it. They get redrawn.

Day-to-day shopping is at Paseo del Norte and Eubank, two minutes north, with Plaza Paseo del Norte right there for the errand run. Anything bigger and you're heading over to Wyoming or down to Uptown.

Commuting is easy enough. Paseo del Norte west to I-25 is the run downtown or to the north-corridor offices, and yes, it stacks up at rush hour like every other Paseo interchange. Eubank south drops you at I-40 and Kirtland. Tramway is close if you work the east side.

Who it suits, and who it doesn't

It suits people who want the La Cueva feeder and a house that doesn't need a project, without paying a Tanoan or High Desert number or living under a golf-course association. The trade-off is views. You're on the flats west of the foothills, so the Sandias come to you over rooftops, not through a wall of glass the way they would east of Tramway. Some buyers care about that enormously. Others never think about it again after the first week.

The other honest note is that it's quiet by design. No walkable coffee shop, no restaurant block. Everything is a short drive. That's a dealbreaker on day one or it's never a dealbreaker at all.
