The lay of the land

Ask about Santa Fe Village homes for sale and you're asking about a pocket of Albuquerque's Westside that a lot of the city drives past without ever naming. Unser Boulevard on the east, Montaño on the north, Vulcan Road on the south, all of it in 87120. West of that there's no fourth street. Just the volcanic escarpment. The neighborhood association puts the count at roughly 1,030 homes and describes the place as surrounded on three sides by Petroglyph National Monument, which is close enough to true that you feel it the first time you walk to the end of a street and hit open ground instead of another cul-de-sac.

The houses

Most of this went up between the late 1970s and the late 1980s. Chaparral Elementary, sitting right in the middle of the neighborhood on Milne Rd NW, opened in 1984. That's a fair marker for when things filled in. One and two story single-family, stucco, pitched roofs on most of them, a Southwest contemporary look rather than anything Pueblo Revival or Territorial. Three and four bedrooms is the norm, with a scattering of townhomes. Lots are ordinary suburban size. The trees are grown in now, and that's the one thing you can't buy new.

Be realistic about condition. A house built in 1981 has had a couple of owners and somewhere between zero and three rounds of updating. I've walked into an untouched original kitchen and a full remodel on the same street in the same afternoon. Look hard at the roof, the stucco, the windows, and whether the house is on refrigerated air or still swamp-cooled. Those four things account for most of the spread in what people pay here. No HOA, but there is a neighborhood association

There's no HOA. Nobody approves your paint color and nobody sends a bill. What exists instead is the Santa Fe Village Neighborhood Association, recognized by the city's Office of Neighborhood Coordination, with no membership fee. It meets the fourth Tuesday of the month at the Taylor Ranch Library and belongs to WSCONA, the coalition of 22 Westside neighborhoods. That group has real results behind it — drainage and erosion fixes, pocket parks, the library community room, and a long fight that kept a Walmart off the corner and produced the Sprouts plaza instead. If you want a neighborhood that organizes itself without covenants, this is it. If you want covenants keeping the RV off the driveway next door, it isn't.

The park and the monument

Santa Fe Village Park sits at 5700 Bogart St NW, at Unser and Montaño, and it carries a lot of weight for the neighborhood: dog park, playground, basketball, and two paved loops of about a third of a mile and seven tenths. The city replaced the playground equipment there, some of the oldest in the system, and added shade structures and picnic tables, wrapping up in summer 2025. The Taylor Ranch Community Library shares that same corner.

Then there's the monument. Walk-in access at the west edge of the neighborhood puts you on the escarpment without driving anywhere, which is a rare thing inside city limits. The Petroglyph visitor center is at 6510 Western Trail NW, a couple of minutes up Unser. Boca Negra Canyon, the short paved loop where you actually see the petroglyphs, is at 6900 Atrisco Dr NW. You're up on the west mesa here, so the Sandia views across the valley come with the address.

Getting around, and the honest trade-off

Unser runs you south to I-40 and north toward Paseo del Norte. Montaño takes you across the river, and Montaño is the whole conversation about living out here. It's fine at ten in the morning. At five it's a line of brake lights. Coors is the shopping spine, with Sprouts at 5600 Coors NW and the rest of the big-box run north toward Cottonwood. Downtown is manageable. Uptown and the far Heights, less so, and I'd rather say that now than have you discover it on your third morning.

Schools serving addresses here have included Chaparral Elementary and Lyndon B. Johnson Middle, but APS boundaries shift and high school assignment on this side of town has changed more than once. Check the specific address with the district before you count on any of it.

Who it suits

Buyers who want a grown house on a real lot next to open space, without Northeast Heights pricing. People happy to take a 1980s floor plan in exchange for a trailhead at the end of the block. This is one of the more settled addresses on this stretch of the Westside and it's fully built out, so no new construction is coming. If you need new, or you want an HOA, or you're commuting daily to the east side, be honest with yourself and look elsewhere.
