Snow Heights in Albuquerque, NM
Fifteen years of showing houses out here and I still tell buyers the same thing: the reason Snow Heights homes for sale look like they came from one hand is that they did. Edward H. Snow opened the first Snow Heights Addition in December 1952. The next year he bought a quarter section just east of the Hoffmantown Shopping Center and put 500 houses on it, then picked up another 640 acres northeast of that and kept building. A lot of the first owners worked at Sandia Labs. That's the neighborhood's whole origin story in three sentences.
Where it actually is
The neighborhood association draws its lines at Indian School on the north, I-40 on the south, Pennsylvania on the west and Wyoming on the east. That core is 87110, tucked southeast of Uptown. The name traveled east with Snow's later additions, though, which is why you'll also see Snow Heights addresses out toward Eubank in 87112, where Snow Heights Blvd NE still runs and the Snow Heights Promenade sits on Eubank. Both ZIPs are legitimate. If a listing says Snow Heights and the address is east of Wyoming, that's the second and third additions, not a mistake.
The ground is close to flat, sitting around a mile above sea level. You get the Sandias at the end of the east-west streets rather than a picture window full of them. It's a view you notice on the drive home, not one you pay a premium for.
The houses
Brick and frame ranches, low-pitched roofs, single-car garages, three bedrooms on a rectangular lot. That's the base model, built from the early 1950s through the 1960s with some later infill and a scattering of bigger additions. The blocks are laid out on a plain grid with sidewalks, which is not how the far Northeast Heights got built twenty years later.
What sells these houses is the trees. Seventy years of elms, sycamores and ash mean real shade in July, and you feel the difference the second you step out of the car. What you have to look past is everything a 1955 house does that a 2005 house doesn't. Swamp coolers on the roof. Original panels. Galvanized supply lines in the ones nobody's touched. Small closets, one bathroom in the earliest floor plans, kitchens that were last remodeled when avocado was a color. Plenty have been redone well. Plenty haven't, and the price should tell you which one you're standing in. Bring an inspector who knows mid-century Albuquerque, and read the roof and the sewer line before you read the countertops.
There's no HOA here, which most buyers treat as a feature. It cuts both ways. Nobody approves your paint or your RV, and nobody approves your neighbor's either. Street to street the upkeep varies.
Getting around and running errands
You're a couple of minutes from I-40 at Wyoming or Eubank, which puts Downtown at roughly fifteen minutes off-peak and Kirtland or Sandia National Labs at a straight shot down Wyoming or Louisiana. Uptown is right there: Coronado Center, Winrock and ABQ Uptown all sit within a mile or two of the west side of the neighborhood. For everyday things, the Hoffmantown Center at Menaul and Wyoming is the anchor the neighborhood was literally built around, and there's a Walmart across the street from it. Closer to the east end, Snow Heights Promenade on Eubank covers the same ground.
Snow Heights Park on Constitution NE is the pocket park in the middle of it. Two acres, playground under shade sails, tables, a loop to walk. For anything bigger, Los Altos Park at Lomas and Eubank runs 32 acres with tennis courts, lit softball fields, an indoor pool and horseshoe pits, and the city's Los Altos Golf Course is right next to it with an 18-hole course, an executive course and a driving range.
Schools
Everything here is Albuquerque Public Schools. Depending on the block, elementary lands at Bellehaven, Collett Park, Inez or Matheson Park; middle school at Jackson, Hoover or Grant; high school at Sandia, Manzano or Eldorado. Boundaries genuinely change from one side of a street to the other in this part of town, so check the specific address on the APS boundary map instead of trusting the listing sheet.
Who it suits
This is one of the more established addresses in the Northeast Heights, and it appeals to buyers who want a solid older house on a shaded lot, close in, without a covenant telling them what to do with it. If your list starts with an open plan, a three-car garage and refrigerated air already installed, you'll be happier in the newer subdivisions further east or across the river.
