Albuquerque / 87110 / Northeast Heights / Sombra Del Monte

Sombra Del Monte in Albuquerque, NM

Drive east on Candelaria past Wyoming and the Sandias take over the windshield. That's the name, more or less. Sombra del Monte means shadow of the mountain. Most Sombra Del Monte homes for sale are single-story houses from the 1960s and 1970s, sitting on flat blocks with grown-in trees, in a part of Albuquerque's Northeast Heights that finished building out decades ago and has been holding its own quietly ever since.

Where it sits

The pocket runs between Candelaria on the south and Comanche on the north, pushing east toward Eubank. Look at listings here and you'll see the same street names come around: Claremont, Woodland, Parsifal, General Arnold, Altez, Conchas, Shoshone. Nearly all of it carries an 87112 address, with the north edge tipping into 87111. Hoffmantown is the neighbor to the west. The foothills are maybe ten minutes further east once you're on Tramway.

The layout is a plain grid. Easy to navigate, easy to direct someone to, and easy for cut-through traffic on the bigger streets. Worth a thought if a house fronts Candelaria or Comanche. Mountain views come standard on a lot of these blocks, and nobody ever charged a lot premium for them here.

The houses

Brick and stucco ranches, mostly. Three or four bedrooms, attached garage, low-pitch or flat roofs depending on the block. Sizes generally land somewhere between 1,600 and 2,500 square feet. Lots are level and modest, the kind you can mow in twenty minutes, and a good share of the front yards went to gravel and desert planting years ago. A few later two-story homes turn up in the mix.

Nothing new is being built. This is a finished neighborhood, so what comes to market is whatever previous owners did with it, and that varies wildly. Some kitchens got opened up recently. Some haven't been touched since Ford was president. Ask about the roof, the sewer line, and whether the house is still on evaporative cooling. Those three answers move the price more than the countertops do.

Parks and schools

Conchas Park at 2601 Conchas NE is the everyday one. The city lists it at 7.6 acres with a playground, basketball and picnic tables. Hoffman Park is at 2314 General Arnold NE, right in the middle of things, and Comanche North Park sits at 3001 Comanche NE. The city's park roster also includes a school recreation field at 3011 Altez NE.

The namesake elementary, Sombra del Monte, is at 9110 Shoshone Rd NE and runs PK through 5. Madison Middle is close at 3501 Moon St NE. Sandia High is about a mile west along Candelaria at 7801. One caution worth more than it sounds: some listings in this area show Zuni Elementary instead, so confirm current APS boundaries for the exact address rather than trusting whatever an agent typed into the MLS.

Groceries, Uptown and the drive to work

Albertsons Market sits right at Eubank and Candelaria, which handles most weeknights without anyone getting on a main road. ABQ Uptown and Coronado are roughly three miles west, so the bigger shopping and the chain restaurants are a short drive rather than an outing.

The commute is the underrated part of this address. Eubank runs straight south to I-40 at Exit 165 and keeps going to the Kirtland gates and Sandia National Laboratories. If you work on base or at the Labs, this is one of the shorter drives you will find in a neighborhood of established houses on real lots. Candelaria and Comanche cover the east-west errands.

Who it suits, and who it doesn't

It suits a buyer who wants a house with a yard in a settled part of town, at a level below what the foothills and the far Northeast Heights ask. It suits Labs and base employees. It suits anyone who would rather remodel a 1970s floor plan close in than buy new construction on a small lot forty minutes out.

It suits other people less. Homes here mostly predate the HOA era, so there's no design committee and no one policing the boat in the driveway. Check any individual listing for dues, but don't expect much structure. Lots are small by Heights standards. And if you want a great room and a proper primary suite delivered as-is, you'll be doing some work to get there. That's the trade. What you get back is the location, the trees, and a house built when the framing lumber was better.
