Sundance in Albuquerque, NM
Sundance is a mid-2000s subdivision on Albuquerque's West Mesa, laid out in the blocks off Bluewater Rd NW between Unser Blvd and 98th Street. All of it sits in 87121. Anyone looking at Sundance homes for sale is looking at a compact, finished pocket rather than a sprawling master plan, and that is the first thing to understand about the place. The plat went in under lettered blocks, A through F, which is why listings still come across the MLS as "Blk D Plat for Sundance" and the like. Inside you'll find street names such as Luminoso Dr NW and Sawgrass Pl NW.
Drive Bluewater west from Unser and you pass Jimmy Carter Middle School at 8901 Bluewater Rd NW. The neighborhood begins right about there. You're up on the mesa, a few hundred feet above the river valley, so second floors catch the Sandias to the east and the volcanoes sit on the skyline west of you.
The houses
Production builders put this up in a short window in the middle 2000s. That shows in a good way and a limiting one. Good: the floor plans are modern. Open kitchens, walk-in closets, two-car garages, windows and insulation written to a code from this century. Limiting: there isn't much variety from block to block. Most of what trades here is single-family, three or four bedrooms, roughly 1,300 to 2,700 square feet, one and two stories, stucco with pitched roofs. Southwest contemporary tract product, done competently.
Lots are modest. Block walls, a small back yard, gravel and a few shrubs out front. Nobody is putting a horse on one of these. The trees that went in at build-out are finally throwing real shade, which was not true ten years ago.
Sundance is built out. No builder is delivering new homes here, so everything that comes up is resale, and it comes up a few at a time. The live listings on this page will tell you what's open.
Golf, ball fields and the volcanoes
Ladera Golf Course is the anchor nearby. It's a city course at 3401 Ladera Dr NW, 27 holes across 240 acres, open since 1980, with a lighted driving range that runs seven nights a week through the season. Municipal green fees about two miles from your driveway is a genuine perk, and plenty of people here bought partly for it.
North of I-40 at 98th, the city built the Albuquerque Regional Sports Complex beside the APS stadium: five lit turf fields, batting cages, grandstand seating. Youth leagues use it hard on weekends, and traffic on 98th reflects that.
For open country, the Volcanoes Day Use Area at Petroglyph National Monument is the local walk. I-40 west to the Atrisco Vista exit, then about five miles north. Three cinder cones, easy trails, and the whole city spread out below you to the east. No water out there. Bring your own.
Errands and the drive
Day-to-day shopping is practical rather than exciting. El Super at 98th and Central, a Walmart Neighborhood Market at 98th and Sage, fuel and fast food along Central. Anything larger means driving east on Central or Coors, or north up Coors toward Cottonwood, which runs about twenty minutes.
You're two minutes from an I-40 ramp at either Unser or 98th, and downtown is fifteen to twenty when the road behaves. It doesn't always. The afternoon backup through the Coors interchange is the standing complaint from people here who work on the east side. Unser also runs straight north into Rio Rancho, which matters if that's where the job is.
Schools
This is Albuquerque Public Schools territory. Jimmy Carter Middle is inside the neighborhood on Bluewater. West Mesa High at 6701 Fortuna Rd NW takes the high school students, and elementary has run to Painted Sky at 8101 Gavin Rd NW. APS redraws boundaries, so confirm the current assignment for the specific address rather than trusting the listing sheet.
Who it suits, and who it doesn't
Buyers who want a 2000s-built house at a West Mesa price. That's the honest summary. Set it against Ventana Ranch or the Cabezon side of Rio Rancho and you're usually paying less for a similar-vintage floor plan. The trade is a smaller lot, a plainer streetscape, and a longer drive to the Northeast Heights.
It won't suit everyone. If you want land, mature landscaping, or a quick hop to Uptown, keep looking. If you work on the west side or downtown and want a house that isn't going to need a roof and a furnace in year one, this is a sensible piece of the map.
One practical note. I couldn't turn up an active dues-collecting association covering the whole plat, and covenants out here vary block to block. Ask about it on the specific house before you assume either way.
