Sunrise Terrace sits on Albuquerque's Southwest Mesa, west of Coors and south of Central, in the 87121 ZIP code. The simplest way to find it is to find the park. Sunrise Terrace Park is at 850 102nd St. SW, just off Sunset Gardens Road, and the subdivision built up around it. Anyone shopping Sunrise Terrace homes for sale who hasn't driven this part of town should come at it from Central and head south on 98th Street. You'll feel the road climb.
That climb is the character of the place. The mesa out here stands 300 to 400 feet above the Rio Grande floodplain, and its eastern edge runs along a fault zone, which is why so many streets look straight across the valley at the Sandias and the Manzanos. Sunsets go the other way, out over the volcanoes. It's a big-sky part of town, and that's not a small part of why people buy here.
The park is the middle of the neighborhood
Two and a half acres. Not big. It does more work than its size suggests, though, because it's also the trailhead for the Snow Vista multipurpose trail, so people walk down to it and then keep going.
The City put real money into it: $110,589.94, funded partly by a G.O. bond and councilor set-aside and partly by $60,000 in 2018 state capital outlay. What that bought was three shade structures over the play equipment, wood chip surfacing that meets accessibility standards, LED lighting on twenty-foot poles, picnic tables, benches and trash receptacles. The two tennis courts were already there. Shade over a playground on the west mesa in July is not a small thing.
Getting anywhere from here
98th Street is the spine. It runs north over I-40 and carries you down to Central in a few minutes, and south of here the same road is signed Snow Vista Boulevard. Coors is the other north-south option, further east and usually slower. Rio Bravo gets you toward the valley and I-25.
Be honest with yourself about the drive. Downtown is a real commute from 102nd Street, and the Northeast Heights is a longer one. Everybody who lives out here made that trade on purpose. Some of them stop noticing it after a year. Some never do.
Shopping and services have been catching up
The long-standing complaint about the Southwest Mesa was that a lot of people lived here and very little got built for them. Commercial ground kept getting converted to housing, and the retail that other parts of Albuquerque take for granted just wasn't there. That's been changing. 98th and Central is the commercial anchor now, an intersection carrying roughly 36,900 cars a day, with centers like Mercado El Milagro filling in around it. The City also bought six acres at Amole Mesa and 98th for the Southwest Public Safety Center, which brings Fire Station 23, an APD substation and Albuquerque Community Safety offices to this side of town.
You'll still drive east for some things. Everyday errands are close. The wider selection isn't.
Schools
This part of 87121 has generally fed Alamosa Elementary at 6500 Sunset Gardens Rd. SW, Truman Middle on Benavides Road, and West Mesa High. APS redraws attendance boundaries from time to time, so confirm the assignment for a specific address with the district rather than taking a listing sheet's word for it.
The houses, and who this fits
Tract-built single-family homes, stucco, mostly single story, on regular city lots with block walls between them. Nothing exotic, and nothing pretending to be. The plats went in as numbered units, which is why subdivision names like Unit Seven Sunrise Terrace show up on paperwork and confuse people who assume they're looking at different neighborhoods. They aren't. It's one subdivision, built out. New construction on the Southwest Mesa is very much still happening, but it's happening further west and south, not on these streets.
There's no homeowners association here. No dues, no architectural committee, nobody with an opinion about your gravel. Plenty of buyers want exactly that. Others miss the guardrails and find out a year later that they did. Both reactions are fair.
Who it suits: someone who wants a straightforward house, a yard they own outright, a park at the end of the street and a long view east, and who'll accept a drive to get it. Who it doesn't: anyone who wants to walk to dinner, or whose office sits on the far side of the city. And the wind kicks up dust on the mesa in spring. No listing ever mentions that.
