Where Tanoan actually sits
Drive north on Eubank past Academy and you hit the gates. Tanoan fills a big rectangle of the far Northeast Heights, all of it in 87111, with Academy Road along the south edge and Eubank Boulevard NE running straight up the middle. West of Eubank, over toward Ventura, is one half. East of it, up toward Lowell and San Antonio, is the other. The ground climbs toward the Sandias the whole way, which is why so many houses here look east at the mountain from the back and west over the city from the front.
Most people shopping Tanoan homes for sale don't realize at first that they're looking at two neighborhoods sharing one name. Same developer era, same country club in the middle, two entirely separate homeowner associations. It matters, because the dues, the boards and the gate rules are not the same on both sides.
Two halves, two gates
Tanoan West holds roughly 620 homes built between the mid-1980s and the late 1990s, and it's carved into ten small pockets named after famous golf courses: Cypress Point, Torrey Pines, The Masters, Kingswood, Wimbledon West, Fairways North, Village Greens and Village Greens West, Fairway Estates, The Champions. Harrison Smith, Biernacki, Westwind and Charter did most of the building, according to the community's own history.
Tanoan East is about the same size, roughly 607 homes, but it ran later, from the mid-80s into the early 2000s, and about twenty different builders worked in it. Its seven neighborhoods are The Enclave, Inverness, the Highlands, Broadmoor, Country Club Estates, Lalique and Paganica. Because the build window was longer and the builder list was wider, East has more variety lot to lot than West does.
The Estates at Tanoan name turns up on the larger-lot, custom end of the community. That's the address people mean when they're talking about the bigger houses rather than the patio-home pockets.
The houses themselves
This is Southwest Contemporary and stuccoed Territorial, done the way Albuquerque did it in the eighties and nineties. Flat roofs with parapets, some pitched tile, walled courtyards, heavy front doors, tall entries. Two-story plans cluster on the fairway frontage where the view pays for the stairs. Lots run from tight patio-home parcels up to a quarter acre and better in the custom pockets, and the streets are mostly loops and cul-de-sacs, so there's no through traffic to speak of.
Tanoan is built out. No builder is delivering anything new here, and what changes hands is what was built thirty-odd years ago. Expect the floor plans of the period: formal living and dining rooms, a separate family room, big primary suites, three-car garages more often than not. Plenty of these houses have been taken down to studs and redone. Plenty haven't. That gap is the single biggest thing separating one listing from another on this page, more than square footage is.
The club is not the HOA
Worth saying plainly, because buyers get this wrong. Tanoan Country Club sits inside the community with 27 holes, lighted tennis courts, a junior-Olympic pool and a dining room, and it is a separate business. Buying a house here does not make you a member. Membership is its own application and its own dues. You get the open green space and the views either way, and a good number of residents never join.
What the associations actually do
Both sides are managed by HOAMCO. Dues pay for the staffed entry gates, the roving patrol, common-area landscaping, some road maintenance, insurance and the shared amenities. The gates are attended around the clock, which is most of what you're paying for.
The covenants have teeth. Exterior changes go through architectural review, paint and roofing are controlled, front landscaping is expected to stay in shape, and RVs, boats and work trailers aren't going to sit in your driveway. If that reads as fussy to you, believe it, because it will be. If you want the street to look the same in ten years as it does today, that's exactly what the money buys. The one running complaint I hear is logistics: guests, deliveries and contractors have to be on a list, and a gate is a gate.
Getting around, and what's nearby
Academy runs you west to I-25 in about ten minutes outside of rush hour, and Paseo del Norte is the fast way across the top of town. Tramway is right there for the foothills. Everyday shopping is the Wyoming and Academy corridor, with Trader Joe's, Whole Foods and the usual restaurant row within a few minutes.
For getting outside, the Jay Yogeshwar Trail runs about two and a half paved miles along the community's edge and ties into the Raman and North Pino trails, plus Quintessence and Heritage Hills parks. The Bear Canyon Arroyo bike path picks up from there. North Domingo Baca Park over at Wyoming and Barstow has the dog park, skate park and the multigenerational center. Elena Gallegos Open Space is fifteen minutes up Tramway when you want real dirt under your boots.
Schools are Albuquerque Public Schools: Hubert H. Humphrey and Georgia O'Keeffe elementaries, Eisenhower Middle, La Cueva High. Boundaries do get redrawn, so confirm with APS for a specific address.
Who it fits
Golfers, obviously. Beyond them, buyers who want an established address in the Northeast Heights with mature trees, quiet streets and somebody at the gate, and who don't mind an association with opinions. It's a poor fit if you want new construction, an open modern plan without paying for a remodel, or freedom from dues and covenants. There are places three miles away that give you that. This isn't one of them.
