Taylor Ranch in Albuquerque, NM
Ask anyone on the West Side where Taylor Ranch is and they'll point west from the Montaño bridge and then up the hill. The neighborhood covers the bench between the Rio Grande and the black lava escarpment, with Paseo del Norte closing it off at the north end and Western Trail and Namaste Road at the south. All of it falls in 87120. Most people looking at Taylor Ranch homes for sale want the same two things out here: a house on a real lot, and Sandia views out the back windows.
The name is literal. Joel and Nina Mae Taylor bought 800 acres west of the river in 1939 and ran cattle on it, living in a two-room adobe. They later sold 300 of those acres to the Bellamah Corporation, and that parcel became the subdivision. Building started in earnest in the seventies. Marie M. Hughes Elementary opened in 1979 in twelve portable classrooms and blew past its enrollment projection in the first year, which tells you how fast the rooftops went up.
What the houses are actually like
This is a built-out neighborhood, and it reads as one. The oldest streets nearest Coors went in during the late 1970s. Development pushed north and west from there through the eighties and nineties, and the last of it filled in during the 2000s. So you get a range: single-story stucco ranch plans on flat lots, then bigger two-story Southwest Contemporary houses with pitched tile roofs, and a handful of custom homes along the west edge where the ground rises and the views open up.
Lots are generous for Albuquerque. Not acreage, but enough for a real backyard, a shade tree that's had thirty years to grow, and usually a two-car garage with room to park a truck out front. Mature landscaping is one of the honest advantages here over the newer subdivisions further north. Nobody's staring at a bare gravel yard waiting for something to fill in.
There is no HOA over most of Taylor Ranch. No dues, no architectural committee, no letter about your trailer. What you have instead is the Taylor Ranch Neighborhood Association, incorporated in February 1980, which is an advocacy group and not a rulemaking body. TRNA has been one of the more effective neighborhood organizations in the state — it pushed back on big-box development along Coors and got a grocery-and-pet-store scale center instead, helped create Montaño West park, and worked to protect the Oxbow wetlands. That's a genuine trade-off worth understanding. You get freedom with your property. You also get more variation house to house than a covenant-controlled subdivision would allow.
The pockets inside it
Agents write Taylor Ranch on a lot of listings, but the plats underneath have their own names, and buyers pick up on them fast. Prairie Ridge sits toward the higher, later-built western side, and the second phase there is one of the names you'll see attached to Taylor Ranch on the MLS. Alban Hills is the other one that comes up regularly, another 87120 pocket of mostly three- and four-bedroom homes from the same broad era. Beyond those you'll run into Prada del Oso, Shenandoah and The High Range on listing sheets. Those are plat names more than distinct neighborhoods, and day to day nobody uses them.
Parks, trails and what's within a few minutes
Mariposa Basin Park at 6401 Taylor Ranch Rd NW is the anchor — roughly 48 acres with ponds, five youth ball fields, courts, and three walking loops. It's the closest thing the neighborhood has to a town square, especially on a Saturday in fall. The Taylor Ranch Library sits at 5700 Bogart NW, a block west of Unser, and the Don Newton–Taylor Ranch Community Center is right there with it. There's a dog park too.
The open space is the real draw. Piedras Marcadas Canyon, part of Petroglyph National Monument, has its trailhead at 9501 Golf Course Rd NW: an easy sandy 1.8-mile walk past the densest concentration of petroglyphs anywhere along the 17-mile escarpment, with as many as 400 visible from the trail. No fee. Down the other direction, the San Antonio Oxbow at 5001 Namaste Rd NW protects a wetland off the Rio Grande where birders have logged well over 170 species. The bosque trails run from there.
Schools and getting around
APS serves the area. Elementary is split among Marie M. Hughes, Chamiza and Chaparral depending on where you sit. L.B. Johnson Middle School is right in the neighborhood at 6811 Taylor Ranch Dr NW, and most of Taylor Ranch feeds up to Volcano Vista High. Boundaries do get redrawn, so confirm the assignment for a specific address before you fall in love with it.
Commuting is the honest caveat. You're on the far side of the river, and there are only so many crossings. Montaño is the quick one, Paseo del Norte handles the north end and connects to I-25, and Coors carries everything else south toward I-40. Rush hour on Coors is slow and always has been. If your office is downtown or at the labs, drive it at 7:30 in the morning before you buy. Everything else — Sprouts, the shopping at Coors and Montaño, Cottonwood Mall a few minutes north — is close enough not to think about.
Who does this suit? Buyers who want an established West Side address with grown trees and no HOA, and who don't mind a house with some age on it. Someone set on brand-new construction should look north of Paseo instead.
