The Presidio homes for sale sit behind a gate off Arguello Trail NE, a block in from Juan Tabo Boulevard between Central and Lomas, in 87123. It's a small footprint. Easy to drive past and never know it's there, which is more or less the point.

Most of what surrounds it went up in the 1960s and 70s. This didn't. The association was incorporated in 2007 and the houses followed, so you're looking at a newer pocket dropped into an older stretch of Albuquerque's east side. Understand that contrast and you understand the place.

What the houses actually are

Two products here. Detached homes on small lots, and attached units platted as condominiums, which is why you'll see The Presidio A Condominium on the paperwork for some of them. The look is Southwest Contemporary across the board: stucco, low-pitched and flat rooflines, parapets, a covered patio off the back. Three bedrooms is the usual count. Square footage lands in the middle of the market, enough for most households and not enough for a workshop.

Lots are small by design. Landscaping came in finished and low-water. Nobody around here spends Saturday on a mower. If you want a yard a dog can get lost in, this is the wrong subdivision, and I'd rather say so now than at the third showing.

It's built out. No builder still delivering, no next phase coming. Everything trades resale, and the inventory on this page is the whole story on any given day.

The association, and what it's really like

The Presidio Homeowners' Association runs the community, managed out of Associa Canyon Gate's office on Jefferson NE. Dues cover the gate and security, the private streets, the common grounds, the clubhouse, insurance and some utilities. That's a wide bundle for a community this size, and you can see where the money goes. The place looks consistent in a way that older east-side subdivisions with a volunteer board usually don't.

The clubhouse isn't a token room with a folding table. There's fitness equipment and event space, plus a grass common area with a gazebo that residents genuinely use. For a lot of buyers, walking across the street to the gym instead of paying a separate membership is the thing that closes the deal.

Covenants are the tight kind. Exterior colors, what parks where, what lives on your patio. People who want that want it badly. People who were planning on a turquoise front door and a boat in the driveway should keep looking.

One more thing I always raise. A fair share of units here are tenant-occupied, which is normal for attached product this close to the Labs. If you're financing a condo unit, ask for the current owner-occupancy ratio and read the association's budget and reserves early, not the week before closing. Lenders care, and it can shape your options.

Getting around

Juan Tabo drops you on I-40 in a few minutes. Kirtland Air Force Base and Sandia National Laboratories are a short run south and west, and that's the single biggest reason buyers land here. Central Avenue is right there with the ART line on it. The Juan Tabo and Lomas corridors handle groceries and everyday errands without a trip across town.

Supper Rock Park is the neighborhood's best amenity and it isn't even in the HOA. Six acres off Monte Alto Drive NE, with the rock itself sitting in the middle of it. You can climb it. People have been gathering on that rock for well over a century, from back when this ground was outside the city limits entirely. The Sandia crest is directly east, and the foothills trailheads up Tramway are a fifteen-minute drive.

Schools

This is Albuquerque Public Schools. Tomasita Elementary and Kennedy Middle sit on the same short stretch of Tomasita Street NE, close in. Manzano High serves the area from Lomas. Boundaries do get redrawn, so confirm current assignments with APS rather than taking a listing sheet at its word.

Who it suits

Lock-and-leave owners. Base and Labs commuters who want the drive short. Downsizers finished with a big yard but not ready for a high-rise. Buyers who want something built this century in a part of town where most of the housing stock is fifty years older. It's a poor fit if you need land, a shop, a three-car garage, or life without a board telling you things.
