Most people drive past The Villas without knowing it's there. It sits behind a wall on the north side of Menaul Boulevard NE, just west of the I-25 interchange, sharing a fence line with the old Menaul School campus. One address, one gate: 601 Menaul Blvd NE, in 87107. If you're looking at The Villas A Condominium homes for sale, understand first that you're shopping a single 213-unit project, not a neighborhood. That changes how you go about it.
The complex runs 213 units across 45 small buildings, according to the project's HUD condominium records. Two stories, stucco, attached garages, laid out around drive courts instead of streets. It went up in the late 2000s, which makes it the newest housing stock of any size for a good distance in any direction. That matters here. Most of the North Valley around it was built between the 1940s and the 1970s.
What the units are actually like
Floor plans run roughly 1,300 to 1,850 square feet. The common ones are a two-bedroom, two-bath at about 1,340 feet, a three-bedroom with two and a half baths, a two-bedroom with a loft, and a smaller number of four-bedroom, three-bath plans near 1,820 feet. Four bedrooms in an Albuquerque condo is genuinely rare, and those units get attention when they come up.
Inside, expect what 2008 gives you. Open kitchen, living and dining. Breakfast bar. Walk-in closet and garden tub in the primary. Refrigerated air rather than a swamp cooler, tankless water heaters in many units, laundry inside, private decks and small patios. Garages are attached. No yard to speak of, and that's the deal you're making.
The HOA, and what to read before you sign
Dues here do a lot of work. Depending on the building, they've covered the gate, the common areas, exterior maintenance, the pool and clubhouse, and water, sewer and trash. Some units go further and include gas, building insurance, even the property taxes. That's unusual. It also means you can't compare a dues figure here against a dues figure anywhere else in town without reading what each one actually includes, so ask for the specific unit's schedule rather than the number alone.
One thing your lender will care about: the project's FHA approval lapsed several years back per HUD's condominium database. Approvals do get renewed, so confirm the current status before you plan on FHA financing, and ask about the owner-occupancy ratio while you're at it. A fair share of these units are rentals, and conventional condo lenders look at that.
Getting around, and what's close
The freeway is the point. You're a couple of blocks from the Menaul on-ramps, which puts downtown, the UNM and Presbyterian hospital campuses and the Journal Center all inside a short drive. Head east on Menaul and Uptown, Coronado Center and ABQ Uptown are about ten minutes off rush hour. Southwest gets you Old Town and the Sawmill District.
West is the better direction on a Saturday. Fourth Street is the North Valley's spine, and Mary & Tito's has been at 2711 4th St NW since 1963. It took a James Beard America's Classic award in 2010 and the noon line is real. Keep going west on Candelaria and the road ends at the Rio Grande Nature Center State Park, where you can pick up the Paseo del Bosque Trail. Sixteen flat, car-free miles under the cottonwoods, Alameda down to Rio Bravo. People underrate that when they shop this edge of the valley.
Schools
Listings here have gone to Cochiti Elementary, Garfield Middle and Valley High, all Albuquerque Public Schools campuses out in the North Valley to the west. The private Menaul School next door has been on its 28-acre campus since 1896 and holds the largest collection of Mission Revival buildings in New Mexico, which is a pleasant thing to share a property line with. APS boundaries move, so verify the assignment for a specific unit with the district before you write an offer.
The honest trade-offs
You are close to I-25 and you hear it in some units. The buildings nearest the east edge more than the interior ones. Walk the specific unit at five o'clock, not at eleven in the morning. Menaul east of the freeway is a commercial strip the city formally designated a Metropolitan Redevelopment Area, adopting a plan in 2023 to deal with vacant buildings and draw housing into the corridor. Read that whichever way you like. It's a candid admission the strip needs work, and it's a sign the city intends to spend attention there.
Who it suits: somebody who wants lock-and-leave, newer than the valley around it, five minutes from a ramp, with no roof and no yard to worry about. Who it doesn't: anyone shopping the North Valley for the reason most people shop the North Valley — an acre, irrigation rights, a horse, mature cottonwoods, a long dirt driveway. That's a mile west of here and a completely different purchase.
