Where it is, and how you find it
Take 98th Street south from I-40, turn west on De Vargas, and you're there in about two minutes. Timarron West sits on the west side of 98th in the Westgate part of southwest Albuquerque, 87121, tucked in behind the Westgate Community Center. Most buyers looking at Timarron West homes for sale have already driven past the entrance twice without noticing it. The place doesn't announce itself.
The streets are named for birds. Pheasant Run, Swallow, Crane, Finch, Chuckar, Teal, Whimbrel Court. After a few visits that's how you keep your bearings, because the layout loops instead of running on a grid. It was platted in two pieces, Timarron West Unit 1 and Unit 2, and the whole thing is small enough to walk end to end before your coffee goes cold.
The houses
Early-to-mid 2000s tract construction, and I mean that as description, not criticism. Stucco, pitched roofs, two-car garages, a handful of floor plans you'll start recognizing on the second lap. Southwest Contemporary is the right label — not Pueblo Revival, not Territorial, nothing hand-troweled. Mostly single story with some two-story plans mixed in.
Sizes run from compact three-bedroom starters up to plans with a formal dining room nobody actually uses. Lots are what the West Mesa was building at the time: room for a covered patio, a strip of gravel or xeric planting, a small lawn if the previous owner was stubborn about it. Nobody here has an acre. It's fully built out, too. No builder still delivering, no phase left to open, so what you see driving through is what there is.
Where it lands in the local market
Timarron West is one of the more settled small subdivisions in Westgate, older than the El Rancho Grande phases pushing south and west of it, newer than the 1970s and 80s stock closer to Coors. That middle position is most of its appeal. Check the live listings on this page for what's available.
The HOA
There is one, and it's light. Dues are billed quarterly and cover the common areas and road maintenance. No pool, no clubhouse, no gym, no gate. You're paying for the entry landscaping, the shared pavement, and somebody to notice when a covenant gets ignored badly enough to matter.
Covenant character is middle-of-the-road for the Westside. Expect rules on RVs, boats and trailers in the driveway, plus exterior paint. It is not an association that measures your grass. Pull the covenants during your inspection period and read the parking section first. That's the one that catches people out, especially buyers with a work truck or a fifth wheel.
What's close enough to walk to
The Westgate Community Center sits at 10001 De Vargas SW, essentially at the mouth of the subdivision, with a small park behind it: two full basketball courts, a short paved loop, a covered picnic area, grass for a soccer ball. Carlos Rey Park is nearby, and the Westgate Heights Library occupies its northwest corner on Delgado SW, right next to Carlos Rey Elementary. A rec center, a branch library and a school inside a mile is more than most of the West Mesa gets.
The trails are the underrated part. The Westgate Trail runs a little over a mile between Eucariz and Benavides and ties into the 98th Street Multi-Use Trail, the Snow Vista Trail and the Amole Arroyo Trail. Westgate Heights Park off Sonya SW got a new playground and walking paths, and it has the best Sandia view around here. The mountains sit straight across the valley in front of you. Evening light on that face is the reason people take the long way home.
Getting around
98th Street is the spine. North to I-40 for the airport-side commute and the Westside big boxes, or up to Central for groceries and everyday errands. Downtown is roughly twenty minutes when traffic behaves. Uptown and the Northeast Heights are a real drive, and that's the honest trade-off out here — more house for the money in exchange for windshield time. Kirtland and the Labs are workable via Dennis Chavez and Rio Bravo.
Schools are Albuquerque Public Schools. Carlos Rey Elementary is the neighborhood one, and this side of Westgate feeds toward Truman Middle School and Atrisco Heritage Academy High School on Dennis Chavez. Boundaries get redrawn, so confirm with APS before you commit to anything.
Who it suits, and who it doesn't
It works for buyers who want a 2000s house on a quiet loop street with an HOA that functions without being a nuisance. First-time buyers do well here. So do people stepping down from a bigger Westside house who still want a garage and a yard they can keep up with on a Saturday.
It's a poor fit if you want mature trees and architectural variety, or if your daily life happens in the Heights. This is young ground. The trees planted around 2004 are finally throwing real shade, but this will never be Ridgecrest, and it isn't trying to be. Spring wind is genuine out on the mesa. The views and the exposure come as a pair.
