Where Tuscany sits
Tuscany is a compact grid of late-1990s and early-2000s houses in far northwest Albuquerque, north of Paseo del Norte and reached off Irving Boulevard NW, between Unser and Golf Course Road. All of it falls in 87114. Plenty of buyers find Tuscany homes for sale the way people usually find this place. They came out to look at Ventana Ranch or the north end of Taylor Ranch, drove a street over, and noticed it was quieter.
The street signs give it away. Rigoletto, Figaro, Aida, Carmen, Don Giovanni, La Traviatta. Somebody at the drafting table was an opera person. The rest of the names lean Italian in a more obvious way: Palermo, Napoli, Sorrento, Portofino, Sole Grande, Terra Forte, Trevi. Cute, and genuinely useful — if you're on a street named for an opera character, you're in Tuscany.
The houses
This is production housing from the tail of the 1990s through the early 2000s, and it is fully built out. Nothing new is coming. Expect three and four bedrooms, one-story and two-story plans, stucco in the sand and adobe tones the west side was doing at the time, with a little Mediterranean styling in the tile accents and arched entries. Southwest Contemporary is the honest label for most of it.
Lots are modest. Walled backyards, a covered patio on many plans, room for a couple of trees and not much more. Front yards have mostly gone xeric or gravel by now. Some of the higher east-facing streets catch the Sandias across the valley, and you'll pay a little for that. Garages are two-car, occasionally three on the larger plans. At this age the things to ask about are the roof, the stucco and the cooling. A lot of the original evaporative coolers have been swapped for refrigerated air, and that is worth confirming in writing rather than assuming.
What the HOA actually does
Tuscany has an association and nearly every listing here carries dues, but keep your expectations calibrated. It's the Tuscany Landscape Association, and the name tells you the job: common-area landscaping, the grounds along the entries and interior tracts, and a share of road maintenance. That's the scope. No pool, no clubhouse, no gate, no guard.
Dues are collected on different schedules depending on which plat you're in. Some owners pay quarterly, some semi-annually, some monthly. That trips up buyers comparing two listings side by side, so get the actual billing schedule for the specific address. The association is homeowner-run rather than operated out of a large management office, and that cuts both ways. Response times depend on volunteers. On the other hand nobody is writing letters about a trash can left out on a Tuesday. Covenants cover the usual ground — RV and boat storage, exterior color, fencing — and enforcement in practice is light. If you want an association that polices the neighborhood's look, this isn't it. If you want low dues and to be left alone, it is.
Parks, trails and the drive
There's a city park named for the neighborhood. Tuscany Park sits on Vecchio Drive NW at Bandelier, and it's a small one: playground, half basketball court, open turf, a parking lot. A walk-to park, not a destination. Ventana Ranch Park over on Universe is the bigger option a few minutes west.
The better amenity is Petroglyph National Monument. The Piedras Marcadas Canyon trailhead is at 9501 Golf Course Rd NW, off Jill Patricia, under ten minutes from most of these streets. Easy loop through basalt boulders with hundreds of petroglyphs on them, no fee. Most people out here take visitors once and then keep going back on their own.
Commuting is the trade-off you accept for this side of town. Paseo del Norte east takes you to I-25 and the Journal Center, and it moves well until the afternoon backup at the river crossing. Coors Boulevard handles the north-south run, and Unser puts you into Rio Rancho and up toward US-550. The retail spine around Coors Bypass and Cottonwood Mall, with groceries, Costco, restaurants and urgent care, is a five to eight minute drive. That convenience is the practical reason a lot of people land here.
Schools
Albuquerque Public Schools serves the neighborhood, and the usual path is Sierra Vista Elementary at 10220 Paseo del Norte NW, then James Monroe Middle, then Cibola High. All three sit on the west side, so the school run stays on this side of the river. Boundaries do get redrawn, so confirm with APS for a specific address before you count on it.
Who it suits
Tuscany works for someone who wants a solid, established west-side house without paying into a master-planned amenity package they won't use. First-time buyers land here. So do people coming down out of larger Rio Rancho or Ventana houses who still want a garage and a walled yard. It's a poor fit if you're after acreage, a custom build, new construction, or a gated street with a clubhouse. None of that is here, and on a built-out plat none of it is coming.
