A condo community with a country club name and no country club
Let's clear up the name first. Country Club Villas homes for sale sit along Country Club Drive SE in the older southeast corner of Rio Rancho, facing what used to be Club Rio Rancho. That golf course closed in 2016. Fire took part of the clubhouse three years later, and the fairways have been going back to weeds ever since. If you drive out here picturing a tee time off your patio, adjust before you arrive.
What's actually here is a condominium community of roughly 200 units in the 87124 ZIP, built in stages from the late 1980s into the mid 1990s. Two-story buildings. Stucco, pitched roofs, covered parking, and landscaping that's had thirty-odd years to fill in. Units run one and two bedrooms and most sit under 1,200 square feet, so this is small-footprint living by Rio Rancho standards. It's also one of the more affordable ways to own a deeded address in the city. What's open changes constantly, so look at the listings on this page rather than taking my word for it.
The HOA does more than most, and charges accordingly
This is the part I spend the most time on at the kitchen table. Buyers see the dues figure and flinch before they read what it buys. Grounds, common areas, the private roads, the clubhouse and the pool are all in there. So, per the association's own records, is maintenance on the mechanical guts of the unit: water heater, furnace, evaporative cooler. That's genuinely unusual.
Think about what that means. On a single-family house a few streets over you'd pay a fraction of this in dues, and every one of those items would be yours to replace on a Saturday. Run the math both directions before you decide the dues are high. Then read the current budget and the reserve study, not somebody's summary of them. On a building stock this age, reserves are the whole conversation.
Ask about the timeshare interests before you write an offer
The Country Club Villas at Rio Rancho Condominium Association counts both unit owners and timeshare interest holders among its members, and the property has been marketed as a vacation exchange resort for years. In practice, a share of the buildings turn over as short stays rather than as neighbors you'll get to know.
It also means financing deserves an early phone call. Lenders treat condo projects carrying timeshare components differently than they treat a standard warrantable condo, and discovering that in underwriting makes for a bad week. Call your lender first. Get the association's condo questionnaire. Then shop.
The 281 acres across the street
The old course isn't staying empty. RR Mesa LLC bought the 281-acre property at 500 Country Club Drive SE in 2022, and after a long run of hearings and two postponements the Rio Rancho city council approved the Chamisa Hills Master Plan. It puts more than 300 homes on the site along with a business park, retail, trails and a town center called La Joya de Rio, in sections named Luxview Estates, Sierra Vista, Vida Moderna and Nueva Esperanza.
Plenty of neighbors pushed back, and hard. Traffic, drainage, emergency access, and a proposed improvement district that would ride on property taxes. Some of that is still working itself out on a timeline nobody can pin down. I raise it because it will shape this immediate area more than anything else over the next decade, and you should hear it from an agent rather than from a grading permit taped to a fence.
Getting around from here
Southern Boulevard is the commercial spine on this side of town and it's close. That matters. This is the older, denser half of Rio Rancho, so you're not making a fifteen-minute drive for a gallon of milk the way you might from the newer subdivisions up north. Heading to Albuquerque, Coors and Paseo del Norte are the usual run south, and NM-528 carries you southeast toward I-25. US-550 north takes you to Bernalillo and beyond.
The mesa sits well above the river here and the ground opens to the east, so the Sandias are the view off a lot of these patios. Late afternoon in October, that view does a fair amount of the selling.
Schools
Addresses in this pocket have generally fed Rio Rancho Public Schools — Rio Rancho Elementary, Lincoln Middle over on Lema Road SE, and Rio Rancho High. RRPS redraws boundaries as it builds, so confirm the current assignment with the district for the specific unit instead of trusting a listing field.
Who it suits, and who it doesn't
This works well for a first purchase, for someone downsizing who is finished with a yard, and for a lock-and-leave owner who spends part of the year somewhere else. The maintenance package is the draw, and for the right buyer it's a real one.
It doesn't work if you want a garage you can put a workbench in, a third bedroom, or a fenced yard for a dog. Those things aren't here, and walking more units won't make them appear. Buyers who need them do better in Chamisa Estates or on the single-family streets off Golf Course Road.
