Sunrise Place is a small townhome development off 19th Street SE, dropped into the older grid on Rio Rancho's south side. Anyone searching Sunrise Place homes for sale and wondering why the place barely registers on a map has found the right answer: it's eight buildings at the corner of 5th and 19th, each one split into two or three units. Amreston Homes cut the ribbon in January 2025. Blink and you'd drive past it. Everything here carries an 87124 address.

What the houses actually are

Attached, two-story, three bedrooms. Floor plans run in the 1,600 to 1,900 square foot range, and the bigger one puts a loft upstairs. Every unit gets its own attached two-car garage, which is not a given at this price point in Sandoval County. Lots are small by design, somewhere around a sixteenth of an acre, walled and already irrigated.

Frame construction with synthetic stucco, refrigerated air, gas heat. Amreston builds these to Build Green New Mexico's Gold level. That sounds like a marketing line until you spend a July here. A tight envelope on a west-facing wall is worth real money in August, and it's the clearest difference between these and the 1980s houses two streets over.

The corner it sits on

This is the original Rio Rancho Estates grid. Numbered streets, detached houses on quarter-acre lots, mailboxes at the curb, big elms wherever somebody bothered to water for forty years. Sunrise Place is infill, and it looks like infill. If you want a subdivision where everything matches, this isn't it. What you get instead is a settled street with grown trees and neighbors who have been there since the Reagan administration.

Gateway Park is on the same street at 2312 19th Street SE, 3.6 developed acres with a walking loop, exercise stations, a play area and a dog-friendly section. Rainbow Park sits up at 301 Southern Blvd SE. Haynes Park and its community center are over on Grande Boulevard, with the ballfields, the horseshoe pits and the pavilion people rent for birthdays. None of these are destination parks. They're the kind you actually use on a Tuesday evening, which counts for more.

Getting around from here

Southern Boulevard is the spine of this side of town, and it's a short hop north. That's where the everyday shopping lives. Unser Boulevard runs south from Southern and puts Presbyterian Rust Medical Center, at 2400 Unser Blvd SE, inside five minutes. Rust matters to this location more than most buyers expect. It's a major employer, and a nurse or tech working twelve-hour shifts will notice a commute measured in minutes rather than a river crossing.

For Albuquerque, the usual move is Southern east to NM 528, then Paseo del Norte across the river toward I-25. It's a real commute, not a terrible one. Intel's Rio Rancho campus is up NM 528 the other direction.

Schools

Puesta del Sol Elementary is the closest at 450 Southern Blvd SE, right on the boulevard. Rio Rancho Public Schools redraws attendance lines as enrollment shifts, so confirm the current assignment on the district's boundary map before you make it a deciding factor. Never take a school assignment off a listing sheet.

Who this suits, and who it doesn't

The builder pitched these at first-time buyers, multi-generational households and investors, and that's about right. If you're renting in Rio Rancho and want something new without the detached-home price tag, this is a straightforward path. Same if you're downsizing and done with a mower. The garages mean you're not giving up storage the way you would in a condo.

Now the other side. You'll share a wall. Modern party-wall construction handles sound well, but it's not the same as air on both sides, and some people never make peace with it. There's no yard to speak of, no RV pad, no room for a shop. Attached product almost always comes with an association, so read the covenants and the dues schedule before you get attached to a floor plan. And because every unit here sold new at roughly the same time, the resale history is thin. Your comps are your neighbors.
