Off Sara Road, where the mesa runs out

Trinity Estates sits in the southeast corner of Rio Rancho, off Sara Road SE, at the point where the mesa stops and the Corrales valley starts. Most people find it the same way. Take 528 to Sara, head east toward Meadowlark, then turn in on Cathie Trail or Wilkes Way. Buyers who go looking at Trinity Estates homes for sale are usually here for one thing: the edge.

Lots along the east side of the neighborhood back up to the drop-off above Corrales. From those, you look out over valley cottonwoods to the Sandias, with Albuquerque's lights off to the south. That view is what people in this corner of Sandoval County pay for. The catch is that not every lot has one. The interior streets are quiet and solidly built, and they see none of it. Walk the actual lot before you fall for the address. The difference between a rim lot and a lot two rows in is real money.

The houses

Most of this went up between about 2001 and 2005, so it reads as an early-2000s neighborhood through and through. Tiffany Homes built a good share of it. Custom builders filled in around them, names like Mayhew, New Vistas, Corinthian and Davis, which is why the streets don't have the stamped-out look you get in a single-builder tract.

Sizes run from around 1,400 square feet at the small end up near 3,600 at the top. Three and four bedrooms, mostly. Stucco in the Southwest contemporary vein, some with heavier Pueblo Revival massing, pitched tile and flat parapet roofs both. Three-car garages show up often on the larger plans. Lots are generous by Rio Rancho standards without being acreage, and there's room on plenty of them for a side pad.

One practical thing. These houses are past twenty years old now. Stucco, roofs, HVAC and water heaters are all in the window where they start asking for money. Read the inspection carefully. That's not a knock on the neighborhood, it's just the age.

No HOA, and what that actually means

There's no homeowners association here. No dues, no board, and Trinity Estates does not appear on the City of Rio Rancho's registry of homeowners and neighborhood associations. The nearest registered group is Homes of Sara Meadows just north, bounded by Meadowlark and Sara's Way.

For some buyers that's the whole appeal. Park the RV, build the shop, paint the house the color you want. The trade-off is the same coin flipped over. Nobody is going to make your neighbor repaint either. Do check the covenants recorded with the plat at Sandoval County, because no HOA does not always mean no restrictions.

Commutes and errands

Intel's Rio Rancho campus is a few minutes southwest at 528 and Sara, which is why a fair number of people bought here in the first place. Into Albuquerque, the standard run is 528 south to Alameda, then Coors or Paseo del Norte over to I-25. Corrales Road, NM 448, is the prettier version of the same trip. Thirty-five miles an hour past horse property and irrigation ditches, and some mornings that's worth the extra ten minutes. Southbound 528 at rush hour is the thing people here complain about most.

Everyday shopping is up on 528 and along Southern Boulevard. For a nicer night out, Corrales Road has the restaurants and the winery tasting rooms, and the growers' market runs there in season.

Parks, trails and the bosque

  • Corrales Bosque Preserve, miles of flat trail under old cottonwoods along the Rio Grande. Easiest way in from here is Meadowlark to Andrews Lane, or park east of Romero Road.

  • Thompson Trail bike path, just east of the neighborhood.

  • Rainbow Park, 301 Southern Blvd SE, with a pool and the city observatory.

  • Haynes Park, 2006 Grande Blvd SE, community center and pool.

  • Sabana Grande Recreation Center, 4110 Sabana Grande Ave SE.

Schools

This is Rio Rancho Public Schools, not APS. Rio Rancho Elementary is at 4601 Pepe Ortiz Rd SE, and Rio Rancho High School is at 301 Loma Colorado Blvd NE. Middle school has gone both ways for this side of town over the years, between Lincoln Middle on Lema Road SE and Rio Rancho Middle on Loma Colorado. Boundaries get redrawn, so confirm the current assignment with the district before you write an offer on that basis.

Who this suits

The buyer this fits best wants the Corrales view and the rural edge without a Corrales address, and without a well and a septic tank to go with it. It also works for people commuting to Intel or up to Bernalillo, and for anyone who wants a bigger, later-built house than most of Rio Rancho's 1980s stock and doesn't want to answer to an HOA.

It won't suit everyone. There's no new construction. The neighborhood built out twenty years ago and stays that way. Nothing here is walkable, so plan on driving to everything. And it's a small pocket, so houses don't come up often. If you have your heart set on a lot right on the rim, that part can be a waiting game.
